FAIRVIEW ZONING BOARD OF ADJUSTMENT PLEASE TAKE NOTICE THAT THE ZONING BOARD OF ADJUSTMENT OF FAIRVIEW, NEW JERSEY APPROVED AN APPLICATION OF 302 DELANO PL. CORP (Applicant) CONCERNING THE PROPERTY LOCATED AT 300 DELANO PLACE, FAIRVIEW, NJ The Zoning Board of Adjustment of Fairview, NJ has approved the application of 302 Delano Pl. Corp to convert the first floor of the property located at 300 Delano Place, Fairview, NJ (Lot 20 in Block 327) from commercial use( a beauty salon) to a first floor residential apartment. The "footprint" for the building will NOT change. More specifically the Board approved variances from the terms of Articles and Sections of the Zoning Ordinance, which included, among other things, as follows: lot size variance, lot width variance, lot depth variance, front yard setback variance, side yard setback variance, combined side yard setback variance, rear yard setback variance, building cover variance, impervious cover variance, a parking variance. All of the aforesaid are EXISTING variances. In addition, a density variance was also approved. The outside facade in the front of the building along Delano Place will be renovated. A public hearing was held by the Board on May 28, 2026 and the application was approved by the Board on the same date.
