Under and by virtue of an Order of the Clerk of Superior Court of Buncombe County, North Carolina, made and entered in the action entitled "County of Buncombe, a Body Politic and Corporate, Plaintiff, Vs. VALENTINE STELMAKH, et al, Defendants," 25CV005877-100 the undersigned commissioner will on the 12th day of March, 2026, offer for sale and sell for cash, to the last and highest bidder at public auction, at the entrance to the new Judicial Complex in Buncombe County, North Carolina at 11:00 AM the following described real property, lying and being in Buncombe County, North Carolina, and being more particularly described as follows:
That the property is shown on the Buncombe County tax records as PIN: 962822547800000 lying and being in Buncombe County, North Carolina:
BEING ALL that certain tract or parcel of land as set forth and described in a Deed dated July 1, 2019 from Aleksandr D. Babak and spouse, Alena Babak to Valentine Stelmakh and spouse, Victoria Stelmakh and recorded in Deed Book 5787, Page 37, Buncombe County, North Carolina Registry, reference to which is hereby made for a more particular description. ALSO BEING ALL that certain tract or parcel of land as set forth and described in a Deed dated November 10, 2004 from Aleksandr D. Babak and Valentine Stelmakh to Valentine Stelmakh and recorded in Deed Book 3940, Page 315, Buncombe County, North Carolina Registry, reference to which is hereby made for a more particular description.
The sale will be made subject to all outstanding city and county taxes and all local improvement assessments against the above-described property not included in the judgment in the above-entitled cause. A deposit of 5 percent of the successful bid will be required.
