General Notice of Tax Foreclosure Sale

Under and by virtue of an order of the Superior Court of Cumberland County, North Carolina, made and entered in the action entitled "COUNTY OF CUMBERLAND, a political subdivision of the State of North Carolina vs. LUANNE WEEKS, TRUSTEE OF THE JOHN ALLEN WEEKS REVOCABLE TRUST, Owner, Owner(s)", the Commissioner will at 12:00 noon, on the 07/07/2026, offer for sale and sell for cash, to the last and highest bidder at public auction, at the courthouse door in Cumberland County, North Carolina, in Fayetteville, the following described real property, lying and being in Township, State and County aforesaid, and more particularly described as follows:
Beginning at a new iron pipe located in the southern margin of the 60 foot right-of-way of U.S. Highway 301 in the line now or formerly Elene Moore (DB 2708, Page 379); and from said beginning along the southern margin of the 60 foot right-of-way of U.S. Highway 301 N. 52 degrees 47' 35" E. 1,116.07 feet to a new iron pipe located approximately 2,950 feet from the right-of-way of NCSR 1813 in the line now or formerly Elene Moore (DB 2708, Page 379); thence along the line of Moore S. 55 degrees 20' 00" E. 471.71 feet to a new iron pipe in the line now or formerly Doris B. Gardner (DB 4005, page 339); thence along the line of Gardner S. 37 degrees 48' 00" W. 577.90 feet to an existing iron pipe designated as the "Control Corner" on the hereinafter referred to plat and located in the line now of formerly Elene Moore (DB 2708, page 379); thence along the line of Moore S. 37 degrees 48' 00" W. 483.77 feet to a new iron pipe, and N. 55 degrees 22' 42" W. 760.90 feet to the point and place of beginning, containing 15.00 acres, as per plat and survey of Irvin A. Staton, R.L.S., dated September 20, 1997. For further reference see Book 4449, page 52, Cumberland County Registry.
Subject to restrictive covenants, easements, rights-of-way, restrictions, and other conditions which appear of record in the Cumberland County Registry.
It is excepted and excluded from the above-described property the tract of land recorded in Book 8986, Page 0506. PIN No.: 0582-60-4198
This conveyance is made subject to restrictive covenants, easements, and right-of-way of record.
The said property is being sold as is, with all existing conditions or faults. The last and highest bid will be accepted and will be final and irrevocable and may not be withdrawn and shall not be refunded after the sale. The last and highest bidder shall be responsible for making any investigation deemed appropriate prior to sale as to the condition of the property, the state of title to the property, or any other matter affecting the property.
The sale will be made subject to all outstanding city and county taxes and all local improvement assessments against the above-described property not included in the judgment in the above-entitled cause. This sale will not convey any personal property that may be located on the real property and the Commissioner makes no warranties or representations as to whether improvements to real property are real or personal in nature. A deposit of 20% or $750.00 whichever is greater in cash or certified funds of the successful bid will be required.
