NOTICE OF SHERIFF'S SALE
By virtue of a certified copy of a decree to me directed from the Clerk of Circuit Court of Tippecanoe County, Indiana, in Cause No. 79C01-2511-MF-000141 wherein MidFirst Bank was Plaintiff, and Delbert L. Thurston, Secretary of Housing and Urban Development and Mariner Finance LLC were Defendants, requiring me to make the sum as provided for in said Decree with interest and cost, I will expose at public online sale to the highest bidder, on the 5th day of August, 2026, at the hour of 1:00 P.M. or as soon thereafter as is possible, at www.zeusauction.com, the fee simple of the whole body of Real Estate in Tippecanoe County, Indiana.
PARCEL I A strip of land of one hundred and twenty feet (120) in even width off of the south side of the following described tract of land: Commencing at a point twelve (12) rods North of the southwest corner of the Southwest Quarter of Section Seventeen (17) in Township Twenty-one (21) North, Range Four (4) West; thence North fourteen and 8/100 (14.08) rods; thence East parallel with the south line of said quarter section seventeen (17) rods; thence South and parallel to the west line of said Section Seventeen (17) a distance of fourteen and 8/100 (14.08) rods; thence West a distance of seventeen (17) rods to the place of beginning. Located in Randolph Township, Tippecanoe County, Indiana. PARCEL II A part of the Southwest Quarter of Section 17, Township 21 North, Range 4 West, in Randolph Township, Tippecanoe County, Indiana, being the southern tract of ground within Tract Three of the Inskeep Estate as described in Estate No. 252-82 in the Tippecanoe County Courthouse, more completely described as follows, to-wit: Commencing at the southwest corner of Section 17-21-4; thence along the west line of said section for the following two (2) courses: (1) North 00°36'13" East, 318.00 feet to the northwest corner of the Romney Lodge property as described in Deed Record 275-323 in the Tippecanoe County Recorder's Office; (2) North 00°36'13" East, 112.32 feet to the northwest corner of the southern tract within Tract Three of the Inskeep Estate as described in Estate No. 252-82 in the Tippecanoe County Courthouse; thence along the bounds of said southern tract for the following three (3) courses: (1) along the south line of the northern tract within said Tract Three, North 89°46'57" East, 280.50 feet; (2) South 00°36' 13" West, 112.32 feet to the northeast corner of said lodge property; (3) along the north line of said lodge property, South 89°46'57" West, 280.50 feet to the point of beginning, containing 0.72 acres, more or less.
