NOTICE OF HEARING
PLEASE TAKE NOTICE that the undersigned attorneys for Darren Hepburn, (hereinafter "Applicant"), the record owner of the property commonly known as 16 West Lakeside Lane, and more formally known as Block 2002, Lot 7 on the current Tax Assessment Map of the Township of Hampton (hereinafter the "Property"), have filed an application for a bulk variance for a non-conforming structure (the "Application") with the Township of Hampton Planning Board (hereinafter the "Board"). The Property is located in the R-5 Single Family Residential District and is currently unimproved. The proposed use will be a single-family home.
PLEASE TAKE FURTHER NOTICE that the Applicant has applied for bulk variances pursuant to N.J.S.A. 40:55D-70(c)-1 and (c)-2; and certain Hampton ordinances as the property is undersized and does not front an improved or approved street. Relief is requested for:
i. a proposed lot area of 12,500 s.f. where 65,340 s.f. is required (prior non- conforming);
ii. a proposed front yard setback of 42.12 ft. taking into account the covered porch, where 50 ft. is required;
iii. a proposed side yard setback of 20 ft. where 35 ft. is required;
iv. a proposed rear yard setback of 48 ft. where 50 ft. is required;
v. a proposed lot depth of 125 ft. where 225 ft. is required prior non-conforming);
vi. a proposed frontage of 100 ft. where 200 ft. is required (prior non-conforming);
vii. a proposed maximum building coverage 11.64% with a porch where 10% is required; and
viii. the property does not abut an approved street as required by N.J.S.A. 40:55d-35 and 36.
PLEASE TAKE FURTHER NOTICE that the Applicant will also request any and all other variances, exceptions, waivers, de minimis exceptions, interpretations and/or incidental relief from the requirements of the Township of Hampton Ordinances that may be required by the Board after a review of the Application to approve the proposed variances, and as may be amended or modified during a hearing and/or after comments by the Board, its professionals, and/or the public.
PLEASE TAKE FURTHER NOTICE that a Public Hearing on this Application has been scheduled for an in-person meeting on Thursday, July 16, 2026 at 7:00 p.m.. and continuing at such further time as may be scheduled by the Board, at the Hampton Township Municipal Building, 1 Rumsey Way, Newton, New Jersey 07860. You may appear before the Board at the time and place designated above if you so desire, for the purpose of being heard regarding the Application. Formal Action may be taken at this meeting.
PLEASE TAKE FURTHER NOTICE that all documents and plans for this Application have been filed with the Board and are available to be inspected in the Zoning Board Secretary's office located at 1 Rumsey Way, Hampton Township, New Jersey 07860; Monday through Friday, during normal business hours. The Application and related materials will also be placed on the website of the Township of Hampton for public inspection.
