160 ACRES LAKE COUNTY FARMLAND
The following land in Lake County is offered for sale:
The Northeast Quarter (NE¼) of Section Seventeen (17), Township One Hundred Five (105) North, Range Fifty-two (52) West of the 5th P.M., Franklin Township, Lake County, South Dakota.
This land consists of approximately 160 acres and is located, from the Franklin corner on SD Hwy 19, one (1) mile west on 241st Street and one-half (1/2) mile north on 456th Avenue on the west side of the road. The land is owned by the David L. Heibult Estate and Gary Heibult.
TERMS of the sale are as follows:
Sealed bids will be accepted until November 10, 2025. The successful bidder must be prepared to sign a purchase agreement and make a non-refundable earnest money deposit of 10% of the purchase price upon execution of the purchase agreement. The balance of the purchase price shall be due and payable at the time of the closing. Closing will take place on or before December 19, 2025. This property is being offer for sale "AS IS" as well as any rights, easements, restrictions and/or reservations of record.
Seller will obtain a title commitment showing clear and merchantable title in and to the real estate above described. It shall be the Buyer's responsibility to research all information as to his or her own satisfaction. Each bidder is responsible for conducting his or her own independent inspections, investigations, and all due diligence concerning the property. Any potential bidder is encouraged to investigate the property and review any maps, zoning information or other information available before bidding. Compliance of the property for any proposed future use shall be the responsibility of the Buyer. The sale of the property will not be contingent upon Buyer obtaining financing.
Seller shall pay all the prior year's real estate taxes as well as the 2025 real estate taxes. The title insurance and closing costs shall be split equally between the parties. The Seller reserves the right to reject any and all bids at any time and negotiate the remaining purchase terms with the successful bidder. The successful bidder will be notified by mail, email or phone within five (5) days of the November 10, 2025 deadline.
