Hackettstown - Public Notice
PUBLIC NOTICE
PLEASE TAKE NOTICE THAT the Town of Hackettstown Land Use Board (the "Board") will hold a hearing on Tuesday, May 26, 2026, at 7:00 PM in the Town of Hackettstown Municipal Building, located at 215 W Stiger Street, Hackettstown, New Jersey 07840, for the purposes of reviewing and taking action upon the application of HOTGS, Inc. ("Applicant"), for a one-year extension of previously granted approvals for the certain development of certain property having a street address of 798 Willow Grove Street & 3 Parke Avenue, known on the tax maps of the Town of Hackettstown as Block 116, Lots 2 & 8 (the "Property") (the "Application").
Pursuant to N.J.S.A. 40:55D-52, et seq., Applicant is seeking a one-year extension of use variance relief, preliminary and final major site plan approval and bulk variance relief, as previously granted to the Applicant via memorializing Resolution #23-14 adopted by the Board on March 26, 2024. (the "Approvals"). The Approvals allowed for: for the construction of modifications to the existing Riverwalk Village at the House of the Good Shepherd (a convalescent and extended care facility) on Lot 2, a permitted use within the Health Facilities (HF) Zoning District; a two-story cottage on Lot 8 with two independent living units to replace an existing residential building (which is in the R-30 Single-Family Residential Zoning District and required a use variance); and related site improvements including a patio, a new parking area, as well as signage and walkway improvements (the "Approved Development").
As part of the Approvals and in addition to preliminary and final major site plan approval and use variance relief, Applicant was also granted the following bulk variance relief: (i) §409(D): Minimum Front Yard Setback (State Park Road): 50 feet required; 21.6 feet existing; 23.6 feet proposed; (ii) §409(F):Parking Spaces Required: 434 parking spaces required; 133 parking spaces existing; 153 spaces proposed/approved; (iii) §409(H):Loading Requirements (Loading Spaces): one (1) loading space proposed/approved to service all buildings, whereas a minimum of one (1) space required for each building; and (iv) §409(H):Loading Requirements (Trash Areas): one (1) trash area is proposed/approved to service all buildings, whereas a minimum of one (1) trash area for each building required.
In addition to seeking the one-year extension of the Approvals noted above, Applicant seeks any variances, deviations, design exceptions/waivers, submission waivers, interpretations, modifications of other prior imposed conditions, and other approvals reflected on the filed plans (as same may be further amended from time to time without further notice) and as may be determined to be necessary during the review and processing of the Application.
Any interested party may attend and participate in the application hearing in accordance with the rules of the Town of Hackettstown Land Use Board and applicable laws. When the Application is called, interested parties may appear at the hearing or any adjournment thereof either in person or by attorney, ask questions, and present evidence and offer statements or documentation that may be relevant to the Application. The hearing may be continued without further notice on such additional or other dates as the Board may determine. Additional documents and exhibits may be presented during the hearing.
Copies of the Application, plans, and related materials are currently on file at the office of the Hackettstown Land Use Board Secretary, Town of Hackettstown Municipal Building, 215 W Stiger Street, Hackettstown, New Jersey 07840, and are available for public inspection by appointment by calling the Town of Hackettstown Land Use Board Secretary at (908) 852-3130 during the Town of Hackettstown's regular business hours (7:30 a.m. through 4:30 p.m. Monday through Friday, excluding holidays).
This notice is being provided pursuant to the Municipal Land Use Law (N.J.S.A. 40:55D-1, et seq.) and the Town of Hackettstown Land Development Ordinance.
