NOTICE OF PUBLIC HEARING
PLEASE TAKE NOTICE that 789 Toms River Road, LLC, ("Applicant") has applied to the Jackson Township Planning Board (the "Board") for Minor Subdivision Approval, together with Bulk "C" Variance relief, to subdivide the property into two (2) lots, (the "Application") on property having a street address of 789 Toms River Road (CR 571), in the Township of Jackson, County of Ocean, State of New Jersey, and being designated as Block 18701, Lot 40 on the Jackson Township Tax Map (the "Property"). This site is located in the Township of Jackson's PV (Pinelands Village) Zone.
PLEASE TAKE FURTHER NOTICE that the minor subdivision proposes to subdivide the Property into two (2) lots, with Proposed Lot A maintaining the existing single-family residence, and Proposed Lot B, with no proposed development.
PLEASE TAKE FURTHER NOTICE that, in connection with the Application, Applicant further seeks the following bulk "c" variances pursuant to N.J.S.A. 40:55D-70c from the Township of Jackson Zoning Ordinance:
1. A variance is requested from §244-87.C(2) to allow a lot depth of 209 FT for Proposed Lot A where a minimum lot depth of 250 FT is required (478 FT currently exists for the site). Variance relief is requested due to the unique shape and size of the existing lot being subdivided.
2. A variance is requested from §244-87.C(2) to allow a lot width of 35 FT for Proposed Lot B where a minimum lot width of 125 FT is required. Variance relief is requested due to the unique shape and size of the existing lot being subdivided.
PLEASE TAKE FURTHER NOTICE that, in connection with the Application, the Applicant also seeks any additional deviations, exceptions, design waivers, submission waivers, variances, use variances, conditional use variances, interpretations, de minimis exceptions to the State of New Jersey Residential Site Improvement Standards, continuations of any pre-existing non-conforming conditions, modifications of prior imposed conditions and other approvals reflected on the filed plans (as same may be further amended or revised from time to time without further notice) and as may be determined to be necessary during the review and processing of the Application.
PLEASE TAKE FURTHER NOTICE that a public hearing on the Application has
been scheduled to be held before the Board on March 9, 2026, at 6:30 PM, prevailing time, at the Jackson Township Municipal Building, Main Meeting Room, 95 Veterans Highway, Jackson, New Jersey 08527, at which time any interested party may attend in person or by attorney and present any objections, or otherwise be heard, with reference to this application.
PLEASE TAKE FURTHER NOTICE that the Application and supporting materials (including maps and plans) will be available for public inspection at least ten (10) days before the public hearing. Members of the public wishing to view the Application and supporting materials may contact Laura Morrison, the Board Secretary, by email to lmorrison@jacksontwpnj.net or by phone, during regular business hours, at 732-928-1200, extension 1239 in order to make an appointment to review them. Copies of the materials will be located at the office of the Jackson Township Planning Board at the Jackson Township Municipal Annex Building, located at 65 Don Connor Boulevard, Jackson, New Jersey 08527, and are available there for inspection Monday through Friday, between the hours of 8:30 AM and 4:15 PM. In addition, all exhibits which will be relied upon during the public hearing, together with the review letters of the Board's professionals, will be available for public inspection at least forty-eight (48) hours before the public hearing. PLEASE TAKE FURTHER NOTICE that the Board may, at its discretion, adjourn, postpone, or continue said public hearing from time to time and you are hereby notified that you should make diligent inquiry of the Board's office concerning adjournments, postponements, or continuations.
