JOEL KLEINMAN Public Notice YOU ARE HEREBY NOTIFIED as required by law and in compliance with Section 18-305E of the Township of Lakewood Unified Development Ordinance (the "Ordinance") that the Zoning Board of the Township of Lakewood, Ocean County, New Jersey, will hold a public hearing on July 6, 2026 at 7:00 p.m. in the Lakewood Township Municipal Building, 231 Third Street, Lakewood, New Jersey to consider the application of Joel Kleinman (the "Applicant") for the following approvals: The subject property is located in Block 425, Lots 7, 8 and 9 on Arcadia Avenue (also known as Pine Boulevard) in the Township of Lakewood in the R-12 Single Family Residential Zone (the "Property"). Applicant seeks the following: Bulk Variance approval to construct single family homes on the Property. In the R-12 Zone, the minimum required side yard setback is ten (10) feet on one side and an aggregate side yard setback of 25 feet. Applicant is proposing side yard setbacks of seven (7) feet on one side and combined side yard setbacks of fifteen (15) feet on each of the three lots and hence requests relief for same. In the R-12 Zone, the minimum required lot width is ninety (90) feet. The existing lots have lot widts of fifty (50) feet. Hence, Applicant requests variances for these existing conditions. Applicant further seeks such other variances and/or design waivers that the Board may require as may be disclosed on the plans.
