LEGAL NOTICE BOROUGH OF RIVERDALE PLANNING BOARD NOTICE OF DECISION PLEASE TAKE NOTICE that public hearings were held on September 25, 2025, October 2, 2025, November 6, 2025, April 2, 2026 and April 30, 2026 at the Riverdale Borough Municipal Building, 91 Newark Pompton Turnpike, Riverdale, New Jersey in connection with an application by Riverdale Quarry, LLC (the "Applicant") to the Borough of Riverdale Planning Board (the "Planning Board") for preliminary major site plan approval to permit the construction of a 1,199,262 square foot warehouse facility containing 1,174,912 square feet of warehouse space, 24,350 square feet of accessory office space, loading docks, trailer parking spaces, passenger vehicle parking spaces, stormwater management facilities, lighting, landscaping, a water pump house, fire tank, and other associated improvements. The Applicant also sought and obtained relief from the provisions of the Riverdale Quarry Redevelopment Plan relative to the required setback of the proposed warehouse facility from Hamburg Turnpike (350 feet required/309.6 feet proposed). The property that was the subject of the application is located at 125 Hamburg Turnpike in Riverdale Borough, New Jersey which is designated as Block 12, Lot 3 and Block 13, Lots 25, 26, 27 and 28 on the Riverdale Borough tax map (the "Property"). The Property is located in the Riverdale Quarry Redevelopment Plan Area and contains the Riverdale Quarry. The above-described application was approved by the Planning Board. The Planning Board voted to approve the application and adopted a resolution of approval with respect to the application at its public hearing held on April 30, 2026. The Planning Board's decision as set forth in the resolution of approval is on file and available for public inspection during regular municipal business hours in the Planning Board Office at the Municipal Building, 91 Newark Pompton Turnpike, Riverdale, New Jersey.
