BOROUGH OF RIVERDALE PLANNING BOARD
NOTICE OF PUBLIC HEARING
PLEASE TAKE NOTICE that on September 25, 2025 at 7:30 p.m., Riverdale Quarry, LLC (the "Applicant") will appear before the Borough of Riverdale Planning Board (the "Planning Board") in the Council Chambers at the Municipal Building, 91 Newark Pompton Turnpike, Riverdale, New Jersey for a public hearing concerning its application for Preliminary Major Site Plan Approval as hereinafter described.
The Applicant is the owner of the property located at 125 Hamburg Turnpike, Riverdale, New Jersey and designated as Block 12, Lot 3 and Block 13, Lots 25, 26, 27 and 28 on the official tax map of the Borough of Riverdale (the "Property"). The Property contains approximately 126.7 acres of land and for many years has been operated as a stone quarry. The Property is located within the Riverdale Quarry Redevelopment Plan Area.
The Applicant is seeking Preliminary Major Site Plan Approval from the Planning Board in order to redevelop the Property pursuant to and in accordance with the Riverdale Quarry Redevelopment Plan that was adopted by the governing body of the Borough of Riverdale in April 2024. The Applicant's redevelopment proposal consists of an approximately 1,199,262 square foot warehouse facility containing approximately 1,174,912 square feet of warehouse space, approximately 24,350 square feet of accessory office space, loading docks, trailer parking spaces, passenger vehicle parking spaces, stormwater management facilities, lighting, landscaping, a water pump house, fire tank, and other associated improvements. In addition to preliminary major site plan approval, the Applicant will seek such other waivers, approvals, deviations, and/or variances from the Riverdale Quarry Redevelopment Plan and the zoning ordinance of the Borough of Riverdale as may be required upon analysis and testimony regarding the plans and other application materials at the public hearing.
The plans and related documents, studies and reports which constitute this application are on file in the office of the Planning Board at the Municipal Building, 91 Newark Pompton Turnpike, Riverdale, New Jersey and may be inspected by interested persons during regular municipal business hours. This notice is being sent to you on behalf of the Applicant as required by the State of New Jersey's Municipal Land Use Law (N.J.S.A. 40:55D-10 and 12). All interested persons may appear and be heard at the aforesaid public hearing, either personally or through their attorney.
