LEGAL NOTICE OF PUBLIC HEARING
WEST MILFORD ZONING BOARD OF ADJUSTMENT
NOTICE IS HEREBY GIVEN: That an application has been filed with the Zoning Board of Adjustment of the Township of West Milford, County of Passaic, NJ by West Milford Vision Center/BSP Realty LLC and 1543 Union Valley Road, LLC for a use variance and bulk variances for properties located at 1543 and 1549 Union Valley Road in West Milford, Block 7620, Lots 2 and 3.
These two contiguous properties in the Lake Residential zone are currently occupied by a residence and a commercial building with accessory apartment and the proposed plan would construct a new, mixed-use, 2-story commercial building with 2 commercial spaces on the ground floor and 2 residential apartments on the second floor. The project also proposes to construct a new parking lot containing 21 spaces. A seepage pit is proposed to contain stormwater runoff and a new septic system is proposed.
A use variance is requested because commercial use is not permitted in the lake residential zone and where the proposal is for the expansion of a pre-existing non-conforming use. Additional bulk variances are sought for minimum front yard where 40 feet is required, 25.4 feet is existing and 31 feet is proposed; minimum rear yard where 60 feet is required, 30 feet is existing and 31 feet is proposed; maximum principal building coverage is 10%, coverage of 11.3% is existing, and coverage of 10.1% is proposed; and such other variances as the Board may determine to apply.
A public hearing has been scheduled for July 28, 2026 at 6:00 p.m. in the main meeting room of Town Hall at 1480 Union Valley Road, West Milford, NJ 07480.
The application form and plan can be reviewed by request at the West Milford Planning Department office at 1480 Union Valley Road, West Milford NJ 07480 (973) 728-2796 between the hours of 8:30 a.m. and 4:30 p.m., Monday through Friday but summer hours currently apply of 8:00 a.m to 5:00 p.m. on Monday, Tuesday and Thursday, 8:00 am to 6:00 pm on Wednesday and closed Friday. Any meetings that are carried may have new scheduling information that is available from the Planning Department office. At the time the application is heard, you may appear in person or by attorney and offer any comments you have concerning this application.
