NOTICE OF PUBLIC HEARING
AMENDMENTS TO ZONING BYLAWS
In accordance with the provisions of Massachusetts General Laws, Chapter 40A, Section 5, notice is hereby given that a REMOTE PUBLIC HEARING will be held by the Marshfield Planning Board, at 7:00 P.M. on MONDAY, September 22, 2025 to consider and hear comments on the following proposed amendments to the Marshfield Code, Division 3: Zoning Bylaw, Chapter 305:
• Amend Chapter 305 to add a new Article XVI MBTA Communities Multi-family Overlay District to allow as of right multi-family housing in the district
• Amend the Marshfield Zoning Map, §305-3.03 by adding a new overlay district called MBTA Communities Multi-Family Overlay District (MCMOD)
• Amend §305-5.04, Table of Use Regulations, Principal Use, Residential, to add a new residential use category #9, Attached Residential Units under MBTA Communities
• Amend the §305-13.01 Inland Wetlands District, B. Definition by replacing "Soil Conservation Service" with "Natural Resources Conservation Service"
• Amend the §305-13.02 Coastal Wetlands District, B. Definition by replacing "issued July 1969 by the Soil Conservation Service" with "as determined by the Natural Resources Conservation Service"
• Amend the Marshfield Zoning Map, §305-3.03 by updating the Inland and Coastal Wetland District boundaries
• Amend Chapter 305 by deleting all references to either "DHCD" and/or "Department of Housing and Community Development" each time it appears in said Code and inserting "EOHLC" in place thereof
• Amend the Chapter 305 by deleting all references to "Housing Partnership" each time it appears in said Code and inserting "Affordable Housing Trust" in place thereof
• Amend §§305-5.03D. to designate Planned Mixed Use Development (PMUD) and the Brant Rock Village Overlay (BRVO) as mixed-use districts.
• Amend §305-5.04, Table of Use Regulations, by modifying the current Retail and Service Use # 6.
• Amend §305-5.04, Table of Use Regulations, by modifying the current Retail and Service Use #16.
• Amend §305-5.04, Table of Use Regulations, by modifying the current Retail and Service Use #17 to allow boat storage by special permit in the Industrial District.
• Amend §305-5.04, Table of Use Regulations, by adding a new Retail and Service Use allowing the sale of aircrafts by special permit in the Airport District.
• Amend §305-5.04, Table of Use Regulations, by adding a new Retail and Service Use allowing towing and impound service by special permit in the Industrial District.
The full text of the articles is available on the Planning Department website and may be viewed during regular business hours at the office of the Town Clerk and at the office of the Planning Board. The ZOOM link to the public hearing will be posted with the Town Clerk and found on the meeting calendar on the Town Website the Wednesday afternoon prior to the meeting.
