PLEASE TAKE NOTICE that on March 25, 2026 at 7:00 p.m., the Planning Board of the Township of South Brunswick (the "Planning Board" or "Board") will hold a public hearing, at the Main Meeting Room in the Municipal Building located at 540 Ridge Road, Monmouth Junction, New Jersey 08852 on an application for final site plan approval filed by LBA NCC-Company XIX, LLC (the "Applicant") with respect to property located at 130 Docks Corner Road and designated as Block 15.03, Lot 10.011 on the Tax Maps of the Township of South Brunswick (the "Property"). The Property is located in the Township's I-3 General Industrial Zoning District (the "District").
On December 17, 2024, the Planning Board adopted a resolution memorializing its decision of February 16, 2022 (the "Preliminary Approval") to grant preliminary major site plan approval with variance and design waiver relief in order for the Applicant to construct improvements associated with an existing warehouse building with a footprint of 212,461 square feet located on the Property, which building contains approximately 10,419 square feet of ancillary office space. The Applicant is now seeking final major site plan approval related to the approved improvements. More specifically, the Preliminary Approval approved the Applicant's proposal to expand the existing loading dock areas on site, reconfigure and relocate certain parking located on site (to include a total of 79 parking spaces, whereas 44 parking spaces are required), relocate chain link fencing, and implement various landscape and lighting improvements. Additionally, in connection with the Applicant's proposed site improvements, the Applicant intends to dedicate a portion of the Property to the Township in connection with anticipated future road widening along both Docks Corner Road and Herrod Boulevard.
The Board also approved the following variances: (1) variance relief to permit greater than 10 percent (10%) of its off street parking to be located within the front yard behind the front yard setback whereas the South Brunswick Land Use Regulations (the "Code") requires that for the District, any off-street parking in excess of ten percent (10%) be located in the side or rear yard; and (2) variance relief from the requirement of the Code that provides where greater than ten percent (10%) of off street parking is located within the front yard behind the front yard setback, for every additional 10 percent (10%) of parking permitted in the front yard, the setback shall be increased by 25 percent (25%). The Board also approved variance relief with regard to the location of off-street loading spaces which are required to be located at the side or rear of the existing building (whereas loading spaces exist along the building's frontages on both Herrod Boulevard and Docks Corner Road). Additionally, the Preliminary Approval also granted the Applicant a design waiver related to the Code's requirement to screen off-street loading areas with a decorative pierced concrete block wall or massed conifer buffer at least five (5) ft. in height, or earth berm.
In addition to the foregoing final major site plan approval, variance, and waiver relief, Applicant will also seek approval for any and all other waivers of design standards and/or submission requirements, variances, deviations, interpretations, exceptions, approvals and/or other incidental relief that may be required or deemed necessary by the Planning Board after or during its review of this application, together with any further relief that may be deemed necessary by the Applicant during the hearing process, including that which may be generated by way of revised plans and submission of same to the Planning Board. Measurements, percentages and other calculations provided in this notice are in accordance with the plans filed with the application. Please note that to the extent plan and/or application revisions are made during the hearing process, these measurements, percentages and other calculations will likely change as will the associated relief from the requirements of the Code as applicable. The Applicant reserves the right to amend the application accordingly.
Any person or persons affected by this application may have an opportunity to be heard at the hearing of March 25, 2026. You may appear either in person or by attorney and present questions/comments which you have regarding the application. All documents filed by the Applicant in connection with this application will be on file and available for public inspection no later than ten (10) days in advance of the hearing date in the Office of the Planning Board located at 540 Ridge Road, Monmouth Junction, New Jersey 08852, during the office's regular business hours, Monday through Friday, except holidays.
