PLEASE TAKE NOTICE that on March 25, 2026 at 7:00 p.m., the Planning Board of the Township of South Brunswick (the "Planning Board" or "Board") will hold a public hearing at the Main Meeting Room in the Municipal Building located at 540 Ridge Road, Monmouth Junction, New Jersey 08852 on an application for preliminary major site plan approval with variance and design waiver relief filed by Stouts Lane Development LLC (the "Applicant") with respect to property located at 45-47 Stouts Lane and designated as Block 205, Lot 1.0221 on the Tax Maps of the Township of South Brunswick (the "Property"). The Property is located within the Township's I-3 General Industrial Zoning District (the "District").
The Property is part of the Stouts Lane Business Center Condominium, which also includes Block 205, Lot 1.021 and is comprised of four (4) condominium units. Units 1 and 4 are located on the Property. Unit 1 is improved with an approximately 65,000 square foot building along with 118 vehicle parking spaces. This building is occupied by several tenants who engage in a variety of commercial and warehouse operations. Units 2 and 3 are also improved with existing buildings that contain several tenants who engage in a variety of commercial and warehouse operations. Unit 4 is presently vacant. In 1986, the Planning Board granted preliminary and final site plan approval to construct an approximately 60,000 square foot industrial building on Unit 4. In furtherance of such approval, the foundation for an industrial building was constructed, but the remainder of the building was not completed. The Applicant now seeks preliminary major site plan approval as well as variance and waiver relief to construct an approximately 54,600 square foot industrial building (which represents a reduction in size from what was previously approved) utilizing the aforementioned existing foundation (which will contain approximately 3,000 square feet of ancillary office space) on Unit 4 on the Property. The Applicant proposes various ancillary site improvements including, but not limited to, 47 vehicle parking stalls, nine (9) truck parking stalls, nine (9) loading docks, landscaping, lighting and stormwater improvements.
The Applicant seeks bulk variance relief from Section 62-1846.(a) of the South Brunswick Land Use Regulations (the "Code") which, requires a buffer of 200 feet to the boundary of a residential district, whereas 172.7 feet is proposed. The Applicant also seeks design waiver relief as follows: (1) design waiver from Section 62-154 of the Code to allow a minimum section of three (3) inch thick bituminous stabilized base and two (2) inch thick Hot Mix Asphalt (HMA) surface courses for the light duty pavement; (2) design waiver from the Section 62-1794.(c)(7) of the Code, which prohibits construction of parking in the front, rear or side setback lines, whereas the Applicant proposes parking within the side yard setback; and (3) design waiver from Section 62-1795(a) of the Code, which requires loading spaces be 15 feet wide, whereas 12 feet wide is proposed.
In addition to the foregoing preliminary major site plan approval, variance relief, and design waiver relief, Applicant will also seek approval for any and all other waivers of design standards and/or submission requirements, variances, deviations, interpretations, exceptions, approvals and/or other incidental relief that may be required or deemed necessary by the Planning Board after or during its review of this application, together with any further relief that may be deemed necessary by the Applicant during the hearing process, including that which may be generated by way of revised plans and submission of same to the Planning Board. Measurements, percentages and other calculations provided in this notice are in accordance with the plans filed with the application. Please note that to the extent plan and/or application revisions are made during the hearing process, these measurements, percentages and other calculations will likely change as will the associated relief from the requirements of the Code as applicable. The Applicant reserves the right to amend the application accordingly.
Any person or persons affected by this application may have an opportunity to be heard at the hearing of March 25, 2026. You may appear either in person or by attorney and present questions/comments which you have regarding the application. All documents filed by the Applicant in connection with this application will be on file and available for public inspection no later than ten (10) days in advance of the hearing date in the Office of the Planning Board located at 540 Ridge Road, Monmouth Junction, New Jersey 08852, during the office's regular business hours, Monday through Friday, except holidays.
