LEGAL NOTICE - ZONING BOARD OF ADJUSTMENT BERKELEY HEIGHTS, NJ ZONING BOARD OF ADJUSTMENT BERKELEY HEIGHTS, NJ LEGAL NOTICE TAKE NOTICE THAT llir and Loreta Bitici have appealed to the Board of Adjustment of the Township of Berkeley Heights for a variance from the provisions of Article 6.1, Section 6.1.1B, as well as Article 11.1, Section 11.1.3.D, of the Zoning Ordinance so as to permit the construction of additions to the existing single-family dwelling, new attached two-car garage, and removal of the existing detached garage. The project incudes a new driveway, new front sidewalk, and new rear yard patio. Variances are needed for insufficient rear-yard and side-yard setbacks and for exceeding the maximum permitted building coverage of 15% and total lot coverage of 25%. Relief is also needed for the proposed location of a generator, proposed width of the driveway, and for the nonconforming location of the existing shed. This project pertains to the premises located at 51 Mercier Place and also known as Block 3002, Lot 14, on the Berkeley Heights Tax Map, which is within 200 feet of property owned by you. The applicant requests any and all such other variances, design waivers, site plan exceptions and/or other relief from the Board of Adjustment as may be deemed necessary or required at the time of the hearing of this matter. This appeal is now on the Secretary's calendar, and a public hearing has been ordered for Thursday evening, January 22, 2026, at 7:00 p.m. prevailing time, in the public meeting room of the Municipal Building (Room 155, the "Berkeley Room'), 29 Park Avenue, Berkeley Heights, NJ at which time you may appear either in person or by attorney and present any objection which you may have to the granting of this appeal.
