The regular meetings of the Planning Commission and Board of Building and Zoning Appeals will also be held on Thursday, November 6, 2025, beginning at 6:30 p.m. and 7:30 p.m. The meetings will be held at City Hall, 1st floor Council Chambers, 538 North Market Street, Wooster, Ohio.
The Planning Commission will hold public hearings for the following application at their meeting, which will begin at 6:30 pm: PC-25-26. The City of Wooster is requesting an approval recommendation from the Planning Commission to the City Council for comprehensive amendments to Part Eleven of the City of Wooster Codified Ordinances - Planning and Zoning Code - and the Official Zoning Map. The Board of Building and Zoning Appeals will hold public hearings for the following applications at their meeting, which will begin at 7:30 pm: BZA-25-17 Slavomir Dzieciatkowski requesting an Area Variance from Planning and Zoning Code Section 1125.03(l)(1) to allow a recreational vehicle to be parked in the front setback at 718 Hamilton Avenue in an R-1 (Suburban Single-Family Residential) zoning district. BZA-25-18 Conrad Beachy requesting an area variance from 1115.04(a) to allow a detached storage/garage within the required rear setback at 4519 Cleveland Road, permanent parcel number 71-00294.000, in a C-3 (General Commercial) zoning district. BZA-25-19 Robert Zarella requesting an Area Variance from Planning and Zoning Code Section 1125.03(b)(4)(A.)(iv.) to allow a driveway between the living space and right-of-way at 714 Westridge Drive in an R-1 (Suburban Single-Family Residential) zoning district. BZA-25-20 Michael Ruscitti requesting an area variance from Planning and Zoning Code Section 1127.10(d)(2) to allow a freestanding sign that exceeds the permitted height at 302 East Liberty Street (Parcel Number 64-00244.000) in a C-4 (Central Business) zoning district. BZA-25-21 Conrad Beachy is requesting a Use Variance from Planning and Zoning Code Section 1109.02(d) to allow self-storage and Section 1115.03(b) to allow a second principal building on a lot with an existing dwelling in a C-3 (General Commercial) zoning district at 4519 Cleveland Road, parcel number 71-00294.000. BZA-25-22 Adam Baltic requesting a Use Variance from Planning and Zoning Code Section 1115.03(b) to allow a second principal building (dwelling) on lots with an existing dwelling in a R-1 (Suburban Single-Family) zoning district at 1750 Burbank Road, parcel numbers 68-01539.000 and 68-01540.000.
All interested parties are welcome to attend and will be given the opportunity to address the Commission and Board during the public hearing portion of the meetings and submit evidence and written comments with respect to the applications. Special auxiliary aids for disabled persons are available upon request, with at least five days' notice prior to the meeting.
