Pursuant to the provisions of Section 295-143B of the Village of Hastings-on-Hudson Code, Notice is hereby given that: A Public Hearing will be held on Thursday, November 20, 2025, at 7:00 PM, in the Meeting Room, Municipal Building, 7 Maple Avenue, Hastings-on-Hudson, New York. The Hearing will be held on the application of Daniel Hart for approval to create a new ADU, as per Section 295-67D.2(b) of the Village Code, on their single-family lot located at 7 Horner Avenue. Said property is located in the R-10 Zoning District and is known as SBL: 4.90-81-2 on the Village Tax Maps. No waivers required. The Planning Board will at this time and place hear all persons in support of such matter and any objections thereto.

Pursuant to the provisions of Section 295-143B of the Village of Hastings-on-Hudson Code, Notice is hereby given that: A Public Hearing will be held by the Zoning Board of Appeals on Thursday, December 4, 2025, at 7:00 PM in the Meeting Room, Municipal Building, 7 Maple Avenue, Hastings-on-Hudson, New York. The Hearing will be held on the application of Daniel Hart for relief from the strict application of Sections295-68F,1(b), 295-68F,1(c) w/ 295-20F & 295-20C,2 of the Village Code, for the proposed creation of an ADU in an addition to an existing dwelling on a corner lot on their property located at 7 Horner Avenue. Said property is located in the R-10 Zoning District and is known as SBL: 4.90-81-2 on the Village Tax Maps. Variances requested as follows for the ADU:
1. Rear-Yard Setback: Proposed – 19.8 ft.; Required – 30 ft.; Variance Required – 10.2 ft. {295-68F,1(b)}. 2. Side-Yard Setback (on a corner lot): Proposed – Side #2: 9.7 ft./Both: 39.7 ft.; Required – Side #2: 12 ft./Both 42 ft.; Variance Required – 2.3 ft. {295-68F,1(c) w/ 295-20F}. 3. Paving in a Required Yard: Proposed – 36 sq. ft.; Allowed – None; Variance Required – 36 sq. ft. {295-20,C(2)}.
The Zoning Board of Appeals will at this time and place hear all persons in support of such matter and any objections thereto. Plans will be made available for review at the Building Department and on the Village web site, www.hohny.gov, on or about the Friday prior to the meetings.
