Little Ferry Planning/Zoning Board
PLEASE TAKE NOTICE, that an application has been made to the Little Ferry Planning/Zoning Board by the Applicant, 45 Zane Home Realty, LLC, for Preliminary and Final Site Plan Application seeking to construct a second floor addition to the existing mixed-use building which will change the use of the existing mixed-use building currently consisting of one (1) commercial unit on the ground floor and two (2) one-bedroom residential apartments on the second floor to a retail use on the ground floor with four (4) residential apartments on the second floor where two (2) apartments will be two-bedroom units and two (2) apartments will be a one-bedroom units.
The following application requires variance approval for the following variances pursuant to Section 35-108 of the Little Ferry Zoning Ordinance "Area and Yard Requirements":
(1) A d(2) use variance for the expansion of an existing non-confirming use so as to allow a retail use on the ground floor to remain and four (4) residential apartments on the second floor where no more than two (2) residential apartments are permitted within the zone pursuant to Ordinance 35-109.2.
(2) A minimum lot width variance in that Little Ferry's Zoning Ordinance Section 35-109.6 requires a minimum lot width of 90 feet where the existing lot width is 88.22 feet thus the Applicant requires a pre-existing minimum lot width variance.
(3) A minimum front yard variance in that Little Ferry's Zoning Ordinance Section 35-109.6 requires a minimum front yard setback of 30 feet where the existing front yard setback is 27.29 feet thus the Applicant requires a pre-existing minimum front yard variance.
(4) A minimum side yard variance in that Little Ferry's Zoning Ordinance Section 35-109.6 requires a minimum front yard setback of 10 feet where the existing side yard setback is 0.52 feet thus the Applicant requires a pre-existing minimum side yard variance.
(5) A minimum combined side yard variance in that Little Ferry's Zoning Ordinance Section 35-109.6 requires a minimum combined side yard setback of 25 feet where the existing combined side yard setback is 11.54 feet thus the Applicant requires a pre-existing minimum combined side yard variance.
(6) A maximum lot coverage variance in that Little Ferry's Zoning Ordinance Section 35-109.6 allows for a maximum lot coverage of 30% where the existing lot coverage is 89.05% with the proposed development reducing the lot coverage to 71.44% thus the Applicant requires a maximum lot coverage variance.
(7) A maximum building coverage variance in that Little Ferry's Zoning Ordinance Section 35-109.6 allows for a maximum building coverage of 30% where the existing building coverage is 26.78% with the proposed development increasing the building coverage to 31.93% thus the Applicant requires a maximum building coverage variance.
(8) A minimum on-site parking space variance in that Little Ferry's Zoning Ordinance Section 35-124 requires twenty-one (21) parking spaces to accommodate the development where the Applicant proposes a total of seventeen (17) parking spaces thus the Applicant requires a minimum number of parking space variance.
(9) A minimum parking space size variance in that Little Ferry's Zoning Ordinance Section 35-120.8 requires a parking space to measure ten (10) feet by twenty (20) feet where the Applicant proposes parking spaces to measure nine (9) feet by eighteen (18) feet thus the Applicant requires a minimum parking space size variance.
The Applicant will also request any and all variances, exceptions, waivers, de minimis exceptions, interpretations, and/or incidental relief from the requirements of the Borough of Little Ferry Zoning Ordinance that may be required by the Planning/Zoning Board after a review of the Application.
The Application pertains to premises known as Block 44, Lot 4 on the Tax Map of the Borough of Little Ferry, New Jersey and more commonly known as 45 North Washington Avenue of the Borough of Little Ferry, New Jersey that are within the R-B Zone.
This application has been put on the Secretary's calendar and a public hearing has been scheduled for Wednesday, November 19, 2025 at 7:00 PM in the Council Chamber of the Municipal Building, 215-217 Liberty Street, Little Ferry, New Jersey. At said hearing, or on adjourned date of the same, you may appear either in person or by agent of Attorney and present any objections you may have to granting the relief sought in the subject Application.
The documents filed by the Applicant in connection with such Application are available for inspection during normal business hours at the office of the Little Ferry Zoning Coordinator located in the Municipal Building, 215-217 Liberty Street, Little Ferry, New Jersey.
This notice is served by the Applicant in accordance with the requirements of the New Jersey Municipal Land Use Law.
