MILLSTONE TOWNSHIP ZONING BOARD OF ADJUSTMENT
PUBLIC HEARING NOTICE
Please take notice that David J. Wasenda (trading as PKLD-Millstone LLC), as Applicant, has applied to the Zoning Board of Adjustment of the Township of Millstone ("Board") for amended use ("d") variance approval to permit the expansion of Applicant's existing pickleball facility into Unit 2C of the subject premises comprising approximately 2,856 additional square feet of interior space for use as a fourth court with lounge and equipment areas and to provide use of the proposed expansion area's existing utility room and bathroom as well as to add one (1) exterior, approximately 3' by 8' backlit metal wall-mounted sign near and above the entrance doors for the Applicant's business. The Applicant's existing pickleball facility as previously approved by the Board currently occupies units 2A & 2B, containing a total of approximately 8,500 square feet of interior space within an existing commercial building located at 400 Rike Drive, Millstone, New Jersey. The subject property is owned by TLP Realty, LLC, contains approximately 3.5 acres of land and two (2) 1-story masonry buildings totaling approximately 27,355 square feet, and is also known and designed as Block 16.01, Lot 1 on the Millstone Township Tax Map. No changes to any other existing uses of the subject property are proposed. Applicant seeks amended use ("d") variance approval because recreational uses are not permitted in the BP (Business Park) Zone which is the zone in which the subject property is located.
The Applicant also seeks the continuation and/or amendment of any and all previously granted preliminary and final major site plan approvals, use ("d") and/or bulk ("c") variance approvals, waivers, approvals, interpretations, and/or other relief, as well as any and all other, additional, preliminary and final major site plan approvals, use ("d") and/or bulk ("c") variances, waivers, approvals, interpretations, and/or other relief as the Board or its professionals may deem necessary or appropriate while considering this application.
A public hearing on this application will be held by the Zoning Board of Adjustment on April 22, 2026 at 7:30 PM, or as soon thereafter as the matter may be heard in the Public Meeting Room located at the Municipal Court building, 215 Millstone Road, Millstone Township, NJ 08535, at which time any interested party may be heard concerning said application. At such time anyone interested in this application may appear and provide testimony regarding the application.
