MORTGAGE FORECLOSURE NOTICE
Default having been made in the terms of that certain Mortgage, executed on January 24, 2020, by Patricia J. Nichols, a single person, as Mortgagor, to Truist Bank as Mortgagee, which said Mortgage is recorded in the Office of the Judge of Probate, Montgomery County, Alabama, in RLPY Book 05338 at Page 0464 on January 30, 2020, and Truist Bank, successor by merger to SunTrust Bank is currently the holder of the Mortgage, and underlying promissory note secured thereby, and Truist Bank, successor by merger to SunTrust Bank is authorized to enforce the terms of the Mortgage secured by said promissory note; and default having continued under the terms of said Mortgage, and by virtue of Alabama Code Section 35-10-3 and 35-10-2, the following described real property will be sold at public outcry, for cash, to the highest bidder, in front of the Courthouse door of said County, during the legal hours of sale, on October 22, 2025.

Being previously conveyed by Warranty Deed from Whitworth & Company, Inc., to Max Allison Nichols and wife, Patricia J. Nichols, for and during their joint lives and upon the death of either of them, then to the survivor of them, dated 08/01/1972, and recorded on 08/02/1972 at Document Reference 161/868 in Montgomery County, Alabama.
