MORTGAGE SALE FORECLOSURE NOTICE
This firm is a debt collector attempting to collect a debt. Any information obtained will be used for that purpose. Default has been made in the conditions of a mortgage made by, Angela Papi, Mortgagor and Lawrence P. Hanson, PC, a Michigan Corporation, Mortgagee, dated February 20, 2020, and recorded on March 12, 2020 in Liber 1219, on Page 987, Emmet County Records, Michigan, on which mortgage there is claimed to be due as of October 9, 2025, the sum of FIFTY-SEVEN THOUSAND TWO-HUNDRED THIRTY-FOUR and 41/100 dollars ($57,234.41), including interest at 5.0 percent per annum.
Notice of foreclosure by advertisement. Notice is given under section 3212 of the revised judicature act of 1961, 1961 PA 236, MCL 600.3212, that the following mortgage will be foreclosed by a sale of the mortgaged premises, or some part of them, at a public auction sale to the highest bidder for cash or cashier's check at the place of holding the circuit court in Emmet County, starting promptly at 9:00am, on November 12, 2025. The amount due on the mortgage may be greater on the day of the sale. Placing the highest bid at the sale does not automatically entitle the purchaser to free and clear ownership of the property. A potential purchaser is encouraged to contact the county register of deeds office or a title insurance company, either of which may charge a fee for this information.
Said mortgaged premises are situated in the Village of Alanson, Emmet County, Michigan, and are described as: commencing at the intersection of Burr Avenue and West Street, thence Southwesterly along the Easterly line of Burr Avenue 100.00 feet to the Point of Beginning; thence continuing Southwesterly along the Easterly line of Burr Avenue 62.00 feet; thence Southeasterly parallel with West Street 114.00 feet; thence Northeasterly parallel will Burr Avenue 41.00 feet; thence Northwesterly parallel with West Street 14.00 feet; thence Northeasterly parallel with Burr Avenue 21.00 feet; thence Northwesterly parallel with West Street 100.00 feet to the Point of Beginning; being a part of Section 10, Township 35 North, Range 4 West. The redemption period shall be 6 months from the date of such sale, unless determined abandoned in accordance with MCL 600.3240, in which case the redemption period shall be 30 days from the date of such sale. Attention homeowner: If you are a military service member on active duty, if your period of active duty has concluded less than 90 days ago, or if you have been ordered to active duty, please contact the attorney for the party foreclosing the mortgage at the telephone number stated in this notice. Under MCL 600.3278, the borrower will be held responsible to the person who buys the property at the mortgage foreclosure sale or to the mortgage holder, for damaging the property during the redemption period.
