MORTGAGEE'S SALE OF REAL ESTATE
By virtue and in execution of the Power of Sale contained in a certain mortgage given by 47 Harvard Trust LLC in favor of Boston Trust Loans LLC dated January 21, 2025 and recorded with the Worcester County (South District) Registry of Deeds on January 22, 2025 in Book 71559, Page 1 as assigned to Mutual One Bank by assignment recorded January 22, 2025 in Book 71559, Page 36; as assigned to Boston Trust Loans LLC by assignment recorded September 22, 2025 in Book 72564, Page 141; as assigned to Boston Trust Lending LLC by assignment recorded September 22, 2025 in Book 72564, Page 150, for breach of the conditions of said mortgage and for the purpose of foreclosing same will be sold at public auction at 1:00 pm on October 24, 2025 on or near the mortgage premises being known as 47 Harvard Street, Worcester, Worcester County, Massachusetts, being all and singular the premises described in said mortgage to wit:
The land in Worcester, Worcester County, Massachusetts, situated at 47 Harvard Street, described as follows:
Beginning at the northeasterly corner thereof, at a point on the westerly side of Harvard Street seventy (70) feet northerly from the northeast corner of the house lot now or formerly of George I. Newton, which point is the southeasterly corner of land now or formerly of G. Henry Whitcomb;
Thence running southerly by the westerly line of Harvard Street, seventy (70) feet to the northeast corner of land now or formerly of said Newton;
Thence running westerly by the northerly line of said Newton's house lot, one hundred and forty-one and six tenths (141.6) feet to land now or formerly of Benjamin F. Farley;
Thence running northerly by land now or formerly of said Farley, and by land now or formerly of Lorenzo L. Barnes, seventy (70) feet to a point at land now or formerly of G. Henry Whitcomb;
Thence running easterly by land now or formerly of said Whitcomb, which is a line parallel to the north line of said Newton's house lot, now or formerly, one hundred forty-one and six tenths (141.6) feet to the place of beginning, or however otherwise the same may be bounded, measured or described.

The above-described premises will be sold SUBJECT TO all rights, easements, restrictions, and reservations of record insofar as the same are in force and applicable. The above premises will be sold subject as above and subject to and/or with the benefit of any and all outstanding tax titles, municipal or other public taxes, assessments, association dues, liens, restrictions, easements, improvements, covenants, or claims in the nature of liens, assessments or liens and/or rights of tenants and parties in possession, if any.
TERMS OF SALE:
A deposit of TEN THOUSAND ($10,000.00) DOLLARS shall be required to be made to the mortgagee in cash, by certified or by cashier's check at the time and place of the sale as a deposit. The balance of the purchase price shall be paid by wire transfer, by certified check or by cashier's check within thirty (30) days thereafter at Boston Trust Lending LLC, 100 Hallet Street, Boston, Massachusetts, in exchange for which and at such time and place, the deed shall be delivered to the purchaser for recording.
The undersigned reserves the right to change the foregoing terms of sale by announcement, written or oral, made before the auction sale, or at the commencement thereof or at the commencement of any adjourned sale.
The description of the premises contained in said mortgage shall control in the event of an error in the Notice of Mortgagee's Sale or its publication.
