By virtue of and in execution of the Power of Sale contained in a certain mortgage given by: Christopher Q. Gildehaus, a/k/a Christopher Gildehaus, and Marlee M. Gildehaus, a/k/a Marlee Miller Gildehaus, a/k/a Marlee Gildehaus to The Cape Cod Five Cents Savings Bank, dated September 24, 2018, registered with the Barnstable County Registry District of the Land Court as Document No. 1,355,033, noted on Certificate of Title 217363 on September 24, 2018, of which mortgage the undersigned is the present holder, for breach of conditions of said mortgage and for the purpose of foreclosing the same will be sold at public auction at 11:00 o'clock a.m. on the 17th day of November, 2025, at 75 Pine Woods Road, Eastham, Barnstable County, Massachusetts, all and singular the premises described in said mortgage as follows: Lot 23 on Land Court Plan No. 15122-G (Sheet 2), located in Eastham, Barnstable County, Commonwealth of Massachusetts. For title, see Deed registered at the Barnstable County Registry District of the Land Court as Document No. 1,355,032, Certificate of Title 217363. TERMS OF SALE: The premises will be sold subject to and with the benefit of all rights, covenants, easements, conditions, restrictions, unpaid taxes, tax titles, water bills, municipal liens and/or assessments, rights of tenants and parties in possession, existing encumbrances of record created prior to the mortgage and rights of redemption which survive the foreclosure sale, if any. Five Thousand and 00/100 ($5,000.00) Dollars will be required to be paid in cash or by certified check, or by bank cashier's check, by the purchaser at the time and place of sale as earnest money. The balance is to be paid in cash or certified check, or by bank cashier's check, within Thirty (30) days thereafter, and shall be received no later than 5:00 P.M. on the thirtieth day, to be deposited in escrow with the attorney for the Mortgagee, Bradley J.
