YOU ARE HEREBY NOTIFIED as required by law and in compliance with Chapter 305-E of the Township of Lakewood Unified Development Ordinance (the "Ordinance") that the Planning Board of the Township of Lakewood, Ocean County, New Jersey, will hold a public hearing on June 9, 2026 at 6:00 p.m. in the Lakewood Township Municipal Building, 231 Third Street, Lakewood, New Jersey to consider the application of Moshe Birnbaum (the "Applicant") for the following approvals:
The subject property is located at Block 2.01 Lot 30 at 40 Clear Stream Road in the Township of Lakewood in the R-40 (Single-Family) Residential Zone (the "Property").
Applicant seeks the following:
Minor Subdivision Approval to subdivide the existing property into two (2) new lots. The existing home will remain on Proposed Lot 30.02.
In the R-40 Zone, the minimum required lot area is 40,000 square feet. Applicant proposes a lot area of 38,356 square feet for Proposed Lot 30.02 and hence requests a variance for same,
In the R-40 Zone, the minimum required lot width is 150 feet. Applicant proposes lot widths of 112.1 feet for Proposed Lot 30.01 and119.1 feet for Proposed Lot 30.02 and hence requests variances for same.
In the R-40 Zone, the minimum required aggregate side yard setback is 40 feet. Applicant proposes aggregate side yard setback of 37 feet for Proposed Lot 30.02 and hence requests a variance for same.
Applicant further seeks such other variances and/or design waivers that the Board may require or as may be disclosed on the plans.
