PLEASE TAKE NOTICE that the undersigned attorneys for Mr. Mike Awad, Mrs. Rena Awad, and Mrs. Mary Rose Awad (hereinafter collectively the "Applicant"), and record owners of the property known as 490 Vance Ave, Block 337, Lot 14 on the current Tax Assessment Map of the Township of Wyckoff, New Jersey (collectively the "Property") have filed an application. The Property is located in the R-25 Residential Zone. The Applicant is proposing to construct an in-ground pool and a patio on the Property.
PLEASE TAKE FURTHER NOTICE that the Applicant applied for the following variances from Chapter 186 Attachment 1 Schedule of Dimensional Requirements: combined lot coverage (20% permitted; 20.6 l % proposed), maximum accessory lot coverage ( 5% permitted; 7.55% proposed), maximum impervious coverage (28.5% permitted; 34.02% proposed), § 186-29 maximum retaining wall height (4' permitted; 5' proposed). and minimum retaining wall setback to the property line (5' required; 4.1' proposed). Additionally, the Applicant is seeking a soil relocation permit (approximately 450 cy of soil movement).
PLEASE TAKE FURTHER NOTICE that a public hearing has been scheduled for Thursday, May 21, 2026 beginning at 7:30 PM for the work session portion and 8:00 PM for the public meeting, and continuing at such further time as may be further scheduled by the Zoning Board of Adjustment of the Township of Wyckoff at the Township Hall located at 340 Franklin Avenue Wyckoff, NJ 07481, at which you may appear if you so desire before the Zoning Board at the time and place designated above for the purposes of being heard with respect to this application. Formal action may be taken at this meeting.
PLEASE TAKE FURTHER NOTICE that all documents and plans related to this application have been filed with the Zoning Board Secretary, and are available for inspection during normal hours, Monday through Friday 9:00 AM to 4:00 PM.
