PUBLIC NOTICE OF HEARING BEFORE THE NORTH HANOVER TOWNSHIP JOINT LAND USE BOARD
PLEASE TAKE NOTICE that a public hearing will be held by the Joint Land Use Board of North Hanover Township on Wednesday, May 27, 2026 starting at 7:30 p.m. for the regular meeting that will be held at the Municipal Building located at 41 Schoolhouse Rd., Jacobstown, NJ, at which time any interested person may appear in person or by attorney and present testimony concerning this application.
APPLICANT: Joseph Infante, d/b/a "Precision Hydraulic & Oil, LLC"
PROPERTY AFFECTED: Block 603, Lot 5/5 QFARM and Block 601, Lot 3, a/k/a 290 Croshaw Road, North Hanover
ZONE: R-A (Residential Agricultural)
NATURE OF APPLICATION: The purpose of this hearing is to consider the application of Joseph Infante, d/b/a "Precision Hydraulic & Oil, LLC" for site plan waiver and use variance approval to permit the continued operation of the business known as "Precision Hydraulic & Oil, LLC" upon the subject property located at 290 Croshaw Road on the Township of North Hanover Tax Maps, a/k/a Block 603, Lot 5/5 QFARM and Block 601, Lot 3. The property is located within the R-A Residential Agricultural Zoning District. In addition to site plan waiver and use variance approval, Applicant is specifically requesting an interpretation of the Zoning Ordinance, pursuant to N.J.S.A. 40:55D-70(b), that the existing business is a "rural microenterprise" qualifying as a conditional use under Section 16.082.4 of the North Hanover Township Zoning Code, which business specializes in custom hydraulic hose fabrication primarily for heavy agricultural equipment. Additionally, Applicant seeks any and all other variances, waivers, de minimis exceptions, and such further or other relief and approvals that may be considered necessary by the Joint Land Use Board to permit Applicant's business operations upon the subject property.
Copies of the application, plans and supporting documentation and reports are on file with the Office of the Township's Joint land Use Board during the normal business hours of 8:30 a.m. to 4:30 p.m., Monday through Friday. Any interested person may appear at the hearing and participate therein in accordance with the rules of the Joint Land Use Board. This Notice is being given in accordance with the requirements of the Township of North Hanover Ordinances and the New Jersey Municipal Land Use Law under N.J.S.A. 40:55D-1, et. seq. Please take further notice that the Joint Land Use Board may, at their discretion, adjourn, postpone, or continue the said hearing from time to time, and you are hereby notified that you should make diligent inquiry of the Joint Land Use Board Secretary concerning such adjournments, postponements, or continuations.
