NOTICE FOR PUBLIC HEARING
PLEASE TAKE NOTICE that upon the Application of JRB Property Group, LLC (the "Applicant"), the Borough of Palmyra Land Use Board (the "Board") shall conduct a public hearing on Wednesday, October 22, 2025, commencing at 7:00PM in Palmyra Borough Hall, located at 20 West Broad Street, Palmyra, New Jersey 08065, to consider an Application for Minor Subdivision Approval and Bulk Variance Approval associated with the 0.359 +/- acre property located at 301 Morgan Avenue, and more particularly identified on the Official Tax Maps for the Borough of Palmyra as Block 91, Lot 1 in a Residential (R-1) Zoning District (the "Property").
The Applicant proposes to subdivide the Property into two (2) lots, each to facilitate the development and use of a single-family attached dwelling (twin), as follows: (i) proposed Lot 1, which is proposed to be .227 +/- acres (9,889.91 +/- square feet) and (ii) proposed Lot 1.01, proposed to be .132 +/- acres (5,753.86 +/- square feet).
Applicant requests that the Board grant Bulk Variance Approval to allow for: (i) proposed Lot 1.01 to have a minimum lot area of 5,753.86+/- square feet where 7,500+/- square feet is otherwise required; (ii) a minimum side yard setback of zero (0) feet due to the party wall between the proposed two single-family attached dwellings, where a minimum of eight (8) feet is otherwise required; (iii) proposed Lot 1.01 to have a frontage of 38.36+/- feet where 60 feet is otherwise required; and (iv) proposed Lot 1.01 to have a width of 38.36+/- feet where 60 feet is otherwise required.
During the course of the review of the Application and / or presentation of the Application it is possible that bulk variances, submission waivers, design waivers, interpretations, and/or other exceptions from the requirements of the Palmyra Borough Code may be identified or deemed to be necessary to permit approval of the Application as submitted or with such changes as may be requested or accepted by the Board. This notice is to advise you that such additional bulk variances, submission waivers, design waivers, interpretations, and/or other exceptions may be requested by the Applicant at the time of the Board hearing for this Application.
At the same time of the Board hearing on the Application, the Applicant will request that the Board grant any and all approvals, submission waivers, design waivers, bulk variances, interpretations, and any / all relief necessary to allow for the development and use of the Property as proposed by the Applicant, or with such changes as may be requested or accepted by the Board.
Anyone interested in this Application will have the opportunity to appear at the meeting of the Borough of Palmyra Land Use Board on Wednesday, October 22, 2025, commencing at 7:00PM in Palmyra Borough Hall, located at 20 West Broad Street, Palmyra, New Jersey 08065, to present any support for, or objection to, the approval of this Application.
ACTION WILL BE TAKEN AT THIS MEETING. THIS MEETING WILL BE HELD IN COMPLIANCE WITH THE OPEN PUBLIC MEETINGS ACT pursuant to N.J.S.A. 10:4-8(b).
The Board may at its discretion, adjourn, postpone, or continue the hearing from time to time, and you are hereby notified that you should make diligent inquiry of the Borough of Palmyra Land Use Board Secretary concerning such adjournments, postponements, or continuations.
