APPLICATION BY TWO TEXAS AVE LLC FOR BULK VARIANCES AND
CONSOLIDATION OF LOTS TO PERMIT ADDITIONS AND RENOVATIONS;
PROPERTY: 219 LEWIS STREET, OAKHURST, NJ, BLOCK 17, LOTS 26 & 44.
PLEASE TAKE NOTICE that a public hearing will be held on September 18, 2025 by the Zoning Board of Adjustment of the Township of Ocean to commence at 7:30 P.M. in the Public Meeting Room, Ocean Township Municipal Complex, 399 Monmouth Road, Oakhurst, New Jersey 07755 to consider the Application of Two Texas Ave LLC for Bulk Variances and the consolidation of Lots 26 and 44 in Block 17 at the property also known as 219 Lewis Street, Oakhurst, NJ 07755, located in the R-4 Medium Density Single Family Residential Zone, in order to convert the building located thereon from a non-conforming commercial use to a permitted single family residential structure with renovations to the structure including a second floor addition, two story front addition, covered front and rear porches as well as to construct an inground pool and pool equipment in the rear yard. Participation in the meeting to present any objections and/or ask any questions pertaining to this Application may be accomplished through personal attendance and/or through an attorney
The Application requests the following bulk variances: Section 21-26.2a1a – Minimum Lot Size proposing a lot area of 9,725 square feet where 10,000 square feet are required; Section 21-26.2a1b – Minimum Lot Width proposing a lot width of 35 feet where 90 feet are required; Section 21-26.2a1e – Minimum Side Yard Setback proposing .23 feet on one side and7.5 feet on the other side where principal structures must maintain a minimum side yard setback of 10 feet; Section 21-26.2a1f – Minimum Both Side Yard Setbacks proposing a combined side yard setback of 7.73 feet where 25 feet are required; Section 21-26.2a1g – Minimum Rear Yard Setback proposing a rear yard setback of 10.2 feet where 30 feet are required; Section 21-26.2a1i Maximum Building Coverage proposing 31.58% or 3,071 square feet where the maximum building coverage permitted is 25% or 2,431 square feet; and Section 21-26.2a2b – Accessory Structure Setbacks proposing a 0 foot side yard setback to both sides of the pool surround, a 6 foot side yard setback to the pool water's edge, a 3 foot side yard setback to the pool equipment pad, a 1 foot side yard setback to the generator, a 5 foot and a 9 foot side yard setback to the roof mounted air conditioner condensers, a 2.5 foot rear yard setback to the pool surround, and a 2.5 foot rear yard setback to the pool equipment pad where 10 feet are required for each side yard and rear yard setback. The Applicant further reserves the right to seek such other variances, design waivers and forms of relief as may be deemed necessary in the course of the hearing.
A copy of the plans and documents comprising the Application are on file with the Secretary to the Zoning Board of Adjustment, and are available for review Monday through Friday between the hours of 8:30 A.M. through 4:30 P.M.
