NOTICE OF BERLIN TOWNSHIP PLANNING BOARD HEARING PLEASE TAKE NOTICE: On Tuesday, January 13, 2026 at 5:30 P.M. or as soon as the matter may be heard and considered, William Westerby ("the Applicant") shall apply to the Berlin Township Planning Board, in the Courtroom of the Berlin Township Municipal Building, 135 Route 73 South, West Berlin, New Jersey 08091, for Minor Subdivision approval to subdivide Lot 12 in Block 601 (Berlin Township Tax Map) which has a mailing address of 187 Haddon Avenue, West Berlin, New Jersey 08091 in order to create a new residential lot that will front on Bishop Avenue. Lot 12 is located in Berlin Township's Central Business District ("CBD") zone which does not permit residential uses on the first floor of a structure [See Berlin Township Code Section 340-122 (A)]. Therefore, Mr. Westerby is also requesting a Use Variance for his proposed Bishop Avenue residential lot, because no commercial use will occur. If the Minor Subdivision application is approved, the new lot will be consistent in size with many of the existing residential lots on Bishop Avenue, most of which are located within the Township's Single Family Detached Residential [R-2] Zone. The Applicant is also seeking a lot size dimensional variance for the proposed lot, because a 10,000 square foot lot is required in the CBD Zone, and a 7,500 square foot lot is being proposed. Applicant will also request any additional variances or waivers recommended by the Planning Boarding or its professionals. The application and all corresponding documents are on file in the Office of the Planning Board Secretary and are available for public inspection at the Berlin Township Planning Board Office Monday through Thursday during normal business hours.
