NOTICE OF CITY OF LINDEN PLANNING BOARD HEARING
PLEASE TAKE NOTICE that Maximillion Productions LLC (the "Applicant"). has filed an application with the Linden Planning Board (the "Board") for Site Plan Approval and Bulk Variance Relief for the Property located at 111 East Elizabeth Avenue, Linden, New Jersey also known as Block 200, Lot 21on the Tax Map of the City of Linden. The Applicant is seeking approval to renovate the interior of the building located on the Property and to add a 1-story addition to the existing two-story building (the "Application").
The Property is located in the SA-2 District, and the Application requires the following variances:
- The floors above the ground floor need to be residential Units—Code Section 31-45.3.b.2( c )
- The minimum lot size shall be 20,000 sq. ft. for a 3-story building where 3,400 sq. ft. current exists—Code Section 31-45.3.b.2(h)(2).
- Providing zero parking spaces where 9.53 or 10 spaces are required—Cod Section 31-45.2.g.3
- Nonconforming buildings may not encroach further into the required setback where this building violates that requirement. Additionally, vertical additions may not exceed eighty 80% of the original building footprint which is violated by this plan—Code Section 31-36.1.2.
- The Applicant also requests any variance relief, waivers, design exceptions and/or checklist submission waivers as may be required and granted, as well as such other relief as the Board may deem appropriate
All interested persons may appear and be heard, either personally or through their attorney, in accordance with the rules of the Board and/or the provisions of the New Jersey Municipal Land Use Law at the Linden Planning Board meeting on June 9, 2026 at 6:30 p.m., and thereafter such other dates as such hearing may be continued. The meeting shall be held in the City Council Chambers of the Municipal Building, located at 301 North Wood Avenue, Linden, New Jersey 07036.
Prior to the meeting, the plans may be inspected between the hours of 9:00 a.m.–5:00 p.m. Monday- Friday at the Office of the Planning Board located at 301 North Wood Avenue, Linden, New Jersey 07036.
