NOTICE OF DECISION BOROUGH OF RARITAN PLANNING BOARD PLEASE TAKE NOTICE that the Borough of Raritan Planning Board (the "Board") held public hearings on January 28, 2026, and March 25, 2026, for an application by Raritan Mall Urban Renewal, LLC (the "Applicant") for preliminary and final major site plan approval with respect to property located at 166 Orlando Drive, Borough of Raritan, Somerset County, New Jersey 08869, which is identified as Block 116.01, Lot 11.01 on the official tax map of the Borough of Raritan (the "Property"). The Property has been designated as an area in need of redevelopment pursuant to the New Jersey Local Redevelopment and Housing Law, and is subject to the provisions of the Raritan Mall Redevelopment Plan. On March 25, 2026, the Board granted the Applicant preliminary and final major site plan approval (the "Approval") to redevelop the Property with an inclusionary, mixed-use project consisting of 276 multi-family residential units and approximately 30,000 square feet ("SF") of commercial/retail space ("Project"). The Project includes the development of a 5-story mixed-use building on the westerly portion of the Property, containing the 276 residential units and approximately 20,000 SF of ground level commercial/retail space, lobby space and an amenity center. First level parking is proposed under a portion of this proposed mixed-use building. The existing commercial building that is located on the easterly portion of the Property is proposed to remain and be re-purposed for commercial/retail purposes. The Approval includes additional site improvements to surface parking, ADA improvements, lighting, and landscaping as set forth in the application. A copy of the Resolution of Approval, which was memorialized on May 27, 2026, is on file in the Construction/Planning & Zoning Department at the Borough of Raritan Municipal Building, 9 West Somerset Street, Raritan, New Jersey, and may be viewed by the public during regular municipal business hours.
