NOTICE OF DECISION
Borough of Fair Lawn Zoning Board of Adjustment
PLEASE TAKE NOTICE that on July 14, 2026, the Zoning Board of Adjustment of the Borough of Fair Lawn (the "Board") adopted a resolution (the "Resolution") memorializing its decision granting the application of Sohaib and Moysar Azaar (the "Applicant") for bulk variance and design waiver/exception relief (the "Application") with respect to property in the Borough of Fair Lawn having a street address of 4-13 Morlot Avenue, Fair Lawn, New Jersey 07410, and being designated as Block 5511, Lot 12 (including additional lots 13, 14 and 15) on the Borough of Fair Lawn Tax Map (the "Property").
The Board approved the Applicant's application to expand the existing single-family dwelling with a two-story addition to the rear/side of the Property.
The Board granted the Applicant certain bulk or "c" variances and design waivers/exceptions in connection with its approval, including: (i) Expansion of a pre-existing nonconforming structure (nonconforming front yard setback to 5th Street (25 ft. required; 8 ft. existing and approved to remain)).
The Resolution has been filed with and is available for public inspection at the office of the Board, located at the Borough of Fair Lawn Municipal Building, 8-01 Fair Lawn Avenue, Fair Lawn, New Jersey 07410, during normal business hours.
