NOTICE OF DECISION
Borough of Fort Lee Planning Board
PLEASE TAKE NOTICE that on April 13, 2026, the Borough of Fort Lee Planning Board (the "Board") adopted a resolution (the "Resolution") memorializing its decision granting the application of Fort Lee Dev, LLC (the "Applicant") for preliminary and final major site plan approval, bulk variance, and design waiver/exception relief with respect to property in the Borough of Fort Lee having a street address of 1639 Kaufer Lane, Fort Lee, New Jersey 07024 and being designated as Block 4355, Lot 2 on the Borough of Fort Lee Tax Map (the "Property").
The Board approved the Applicant's application to demolish the existing improvements on the Property and to construct a new three- (3) story multifamily apartment development consisting of four (4) residential dwelling units, along with related site improvements, including, but not limited to, parking, landscaping, retaining walls, walkways, utilities, and stormwater management facilities.
The Board granted certain bulk or "c" variance and design waiver/exception relief in connection with its approval of the Application, including: (i) Lot coverage greater than permitted (40% permitted; 69% approved); and (ii) Driveways on Property located less than 60 ft. apart, where 60 ft. is required.
The Resolution has been filed in the office of the Board within the Borough of Fort Lee Municipal Building, located at 309 Main Street, Fort Lee, New Jersey 07024 during normal business hours, which are typically Monday through Friday between the hours of 8:30 AM – 4:00 PM.
