Borough of Paramus Zoning Board of Adjustment
PLEASE TAKE NOTICE that on September 25, 2025, the Zoning Board of Adjustment of the Borough of Paramus (the "Board") adopted a resolution (the "Resolution") memorializing its decision granting the application of Yeshivat Noam, Yeshiva of Bergen County, Inc. ("Applicant") for amended preliminary and final major site plan approval, major soil moving permit, bulk variance and design waiver/exception relief with respect to property in the Borough of Paramus having a street address of 50 West Century Road (a/k/a 70 West Century Road), Paramus, New Jersey 07652 and being designated as Block 1802, Lot 4.01 (f/k/a Block 1802, Lot 3.01) on the Borough of Paramus Tax Map (the "Property").
The Applicant was previously granted preliminary and final major site plan approval, major soil moving permit, use variance, bulk variance and design waiver/exception relief to construct an approximately 30,000 sf addition to the existing school building on the Property (the "Prior Approval"), such approval having been memorialized by Resolution #7201 and memorialized on November 9, 2023 (the "Prior Resolution"). The Applicant, by way of the present Resolution, was granted amended preliminary and final major site plan approval along with soil moving permit, use variance, bulk variance and design waiver/exception relief in order to reconfigure and reduce the Prior Approval by reducing the square footage of the approved second story addition and the elimination of the building overhang along the southern side of the building, while maintaining the related site improvements.
The Board granted use variance relief pursuant to N.J.S.A. 40:55D-70(d)(6) for building height greater than permitted (25 ft. permitted; 47.01 ft. previously approved; 47.06 ft. approved)
The Board also granted certain bulk or "c" variances and design waivers/exceptions in connection with its approval of the Application, including: (i) Rear yard setback less than required (100 ft. required; 62.61 ft. existing/previously approved; 60.19 ft. approved); (ii) Front yard setback for fence less than required (35 ft. required; 24.85 ft. existing/previously approved; 5.18 ft. approved); and (iii) Principal building coverage greater than permitted (20% permitted; 32.44% previously approved; 27.71% approved);
