NOTICE OF DECISION
City of Englewood Zoning Board of Adjustment
PLEASE TAKE NOTICE that on April 16, 2026, the City of Englewood Zoning Board of Adjustment (the "Board") adopted a resolution (the "Resolution") memorializing its decision granting the application of NV Medical Aesthetics LLC (the "Applicant") for preliminary and final major site plan approval along with use variance, bulk variance and design waiver/exception relief (the "Application") with respect to property having a street address of 212 West Englewood Avenue, Englewood, New Jersey 07631 and being designated as Block 2019, Lot 6.01, on the City of Englewood Tax Map (the "Property").
The Board approved the Applicant's application to demolish the existing site improvements on the Property and to construct a new three- (3) story residential development, consisting of twenty (20) residential dwelling units, along with related site improvements including, but not limited to, landscaping, lighting, parking and stormwater management infrastructure.
The Board granted use variance relief pursuant to N.J.S.A. 40:55D-70(d)(1) in connection with the Application for the proposed residential use on the ground floor where same is not permitted and lack of ground-floor permitted use where same is required.
The Board further granted use variance relief pursuant to N.J.S.A. 40:55D-70(d)(6) for building height greater than permitted (25 ft. permitted; 33.25 ft. approved).
The Board also granted bulk variance and design waiver/exception relief, including: (i) Number of stories greater than permitted; (2 stories permitted; 3 stories approved); (ii) Side yard setback greater than permitted (6 ft. permitted; 10 ft. approved); (iii) Driveway width less than required (22 ft. required; 12 ft. approved); (iv) Parking space depth less than required (19 ft. required; 18 ft. approved); and (v) Setback from Metzler Brook less than required (40 ft. required; 24 ft. approved).
The Resolution has been filed with and is available for public inspection at the City of Englewood Municipal Building in the Building Department, 2-10 North Van Brunt Street, Englewood New Jersey 07631, by appointment only.
