NOTICE OF DECISION
City of Hoboken Planning Board
PLEASE TAKE NOTICE that on December 16, 2025, the City of Hoboken Zoning Board of Adjustment (the "Board") adopted a resolution (the "Resolution") memorializing its decision granting the application of 96 Adams, LLC (the "Applicant") for bulk variance and design waiver/exception relief with respect to property in the City of Hoboken having a street address of 96 Adams Street, Hoboken, New Jersey 07030 and being designated as Block 18, Lot 26 on the City of Hoboken Tax Map (the "Property").
The Board approved the Applicant's application to construct a new five- (5) story residential building consisting of two (2) dwelling units at the Property, along with related site improvements.
The Board granted certain bulk or "c" variances and design waivers/exceptions in connection with its approval of the Application, including, (i) Lot coverage greater than permitted (60% permitted; 60.77% approved); (ii) Building height greater than permitted (40 ft. above Design Flood Elevation ("DFE") permitted; 43 ft. above DFE approved); and (iii) Rooftop appurtenance coverage greater than permitted (10% permitted; 27.8% approved).
The Resolution has been filed with and is available for public inspection at the office of the Board, which is located at the City of Hoboken City Hall, 94 Washington Street, Hoboken, New Jersey 07030 during regular business hours, which are typically Monday through Friday (9:00 am through 4:00 pm).
