NOTICE OF DECISION City of Hoboken Planning Board PLEASE TAKE NOTICE that on July 9, 2026, the City of Hoboken Planning Board (the "Board") adopted a resolution (the "Resolution") memorializing its decision granting the application of 700 Madison LLC (the "Applicant") for amended minor site plan approval along with bulk variance and design waiver/exception relief (the "Application") with respect to property having a street address of 700 Madison Street, Hoboken, New Jersey 07030 and being designated as Block 82, Lot 33, on the City of Hoboken Tax Map (the "Property"). The Applicant was previously granted minor site plan approval, along with bulk variance and design waiver/exception relief to construct a new five- (5) story mixed-use building consisting of six (6) residential dwelling units above ground-floor commercial/retail space measuring approximately 3,968 sq. ft., along with related site improvements (the "Prior Approval"), such approval having been memorialized by Resolution HOP-25-2 on May 6, 2025 (the "Prior Resolution"). The Applicant, by way of the present Resolution, was granted amended minor site plan approval along with, bulk variance and design waiver/exception relief in order to modify the Prior Approval to allow for elevator access to the roof, as well as the addition of a second stair access to the roof. The Board granted certain bulk or "c" variances and design waivers/exceptions in connection with its approval of the Application, including: (i) Roof appurtenance coverage greater than permitted (10% permitted; 23.2% previously approved; 26.8% approved). The Resolution and the Prior Resolution have been filed with and are available for public inspection at the office of the Board, which is located at the City of Hoboken City Hall, 94 Washington Street, Hoboken, New Jersey 07030 during regular business hours, which are typically Monday through Friday (9:00 am through 4:00 pm).
