NOTICE OF DECISION
City of Jersey City Planning Board
PLEASE TAKE NOTICE that on September 9, 2025, the City of Jersey City Planning Board (the "Board") adopted a resolution (the "Resolution") memorializing its decision granting the application of 978-980 Summit Holdings, LLC (the "Applicant") for minor subdivision approval and preliminary and final major site plan approval, along with ancillary bulk variance and design waiver/exception relief (the "Application") with respect to property having a street address of 978 & 980 Summit Avenue, Jersey City, New Jersey 07307, and being designated as Block 2802, Lot 1, on the City of Jersey City Tax Map (the "Property").
The Board granted the Applicant's application to demolish the existing site improvements and to subdivide the Property into two (2) lots ("Proposed Lot 1.01" and "Proposed Lot 1.02," respectively). The Board also granted the Applicant's application to construct a new four- (4) story, four- (4) family residential building on Proposed Lot 1.01 and to construct a new three- (3) story, three- (3) family residential building on Proposed Lot 1.02, along with related site improvements, including, but not limited to, landscaping and lighting infrastructure.
The Board also granted the Applicant bulk variance and design waiver/exception relief in connection with the Application, including: (1) Rear lot point setback for upper floors less than required (24 ft. required; 13.17 ft. approved for Proposed Lot 1.01); and (2) Rear yard setback for upper floors less than required (24 ft. required; 13.17 ft. approved for Proposed Lot 1.02).
The Resolution has been filed with and is available for public inspection at the office of the Board, located at the Division of City Planning, 1 Jackson Square, 2nd Floor, Jersey City, New Jersey 07305, during regular business hours.
