NOTICE OF DECISION
City of Jersey City Planning Board
PLEASE TAKE NOTICE that on October 7, 2025, the Planning Board of the City of Jersey City (the "Board") adopted a resolution (the "Resolution") memorializing its decision granting the application of 610CommLux, LLC (the "Applicant") for preliminary and final major site plan approval, along with bulk variance, deviation and design waiver/exception relief (the "Application"), with respect to property having street addresses of 194 & 196 Culver Avenue, Jersey City, New Jersey 07305 and being designated as Block 22101, Lots 29 & 30, respectively, on the City of Jersey City Tax Map (collectively, the "Property").
The Board approved the Applicant's Application to construct a new four- (4) story residential building consisting of nine (9) residential dwelling units and six (6) parking spaces on the Property, along with related site improvements, including, but not limited to, stormwater management, sustainability and lighting infrastructure.
The Board granted certain bulk or "c" variances, deviations and design waivers/exceptions in connection with its approval of the Application, including: (i) Lot area less than required (6,000 sq. ft. required; 5,000 sq. ft. approved); (ii) Lot width less than required (60 ft. required; 50 ft. approved); (iii) Rear yard setback above ground floor less than required (30 ft. required; 20 ft. approved); (iv) Side yard setback above ground floor less than required (5 ft. required; 0 ft. approved); and (v) Building coverage above ground floor greater than permitted (65% permitted; 76.68% approved).
The Resolution has been filed with and is available for public inspection at the office of the Board, which is located at the Division of City Planning, 1 Jackson Square, 2nd Floor, Jersey City, New Jersey 07305, during regular business hours.
