NOTICE OF DECISION
City of Jersey City Planning Board
PLEASE TAKE NOTICE that on February 10, 2026, the Planning Board of the City of Jersey City (the "Board") adopted a resolution (the "Resolution") memorializing its decision granting the application of 421 New York Ave JC LLC (the "Applicant") for minor site plan approval, along with bulk variance and design waiver/exception relief (the "Application"), with respect to property having a street address of 421 New York Avenue, Jersey City, New Jersey 07307 and being designated as Block 1705, Lot 8, on the City of Jersey City Tax Map (the "Property").
The Board approved the Applicant's application to renovate and expand the existing four- (4) family, three- (3) story residential building on the Property and to convert same into a four- (4) family, four- (4) story residential building along with related site improvements, including, but not limited to, landscaping improvements.
The Board granted certain bulk or "c" variances and design waivers/exceptions in connection with its approval of the application, including: (i) Number of stories greater than permitted (3 stories permitted; 4 stories approved); and (ii) Front yard coverage greater than permitted (50% permitted; 100% existing and 66% approved).
The Resolution has been filed with and is available for public inspection at the office of the Board, which is located at the Division of City Planning, 1 Jackson Square, 2nd Floor, Jersey City, New Jersey 07305, during regular business hours.
