NOTICE OF DECISION
City of Jersey City Zoning Board of Adjustment
PLEASE TAKE NOTICE that on September 11, 2025, the City of Jersey City Zoning Board of Adjustment (the "Board") adopted a resolution (the "Resolution") memorializing its decision granting the application of 128 Glenwood Holdings LLC (the "Applicant") for minor site plan approval, along with ancillary use variance, bulk variance and design waiver/exception relief (the "Application"), with respect to property having a street address of 128 Glenwood Avenue, Jersey City, New Jersey 07306, and being designated as Block 13204, Lot 58, on the City of Jersey City Tax Map (the "Property").
The Board approved the Applicant's application to construct a new three- (3) story residential building consisting of three (3) residential dwelling units as well as one (1) accessory dwelling unit ("ADU") in the rear yard of the Property, along with related site improvements, including, but not limited to, rooftop and rear yard amenity space, landscaping and lighting infrastructure.
The Board granted the Applicant use variance relief pursuant to N.J.S.A. 40:55D-70(d)(1) in connection with the Application for a proposed multifamily residential use/building where same is not permitted.
The Board also granted the Applicant bulk variance and design waiver/exception relief in connection with the Application, including: (1) Buffer adjacent to residential use less than required (10 ft. required; 2.0 ft. approved); and (2) Height of accessory structure (ADU) greater than permitted (15 ft. permitted; 18 ft. approved).
The Resolution has been filed with and is available for public inspection at the office of the Board, located at the Division of City Planning, 1 Jackson Square, 2nd Floor, Jersey City, New Jersey 07305, during regular business hours.
