NOTICE OF DECISION
PLANNING BOARD OF THE TOWNSHIP OF HANOVER
MORRIS COUNTY, STATE OF NEW JERSEY
PLEASE TAKE NOTICE that on March 17, 2026, the Township of Hanover ("Township") Planning Board ("Board") adopted a resolution ("Resolution") granting Preliminary and Final Major Site Plan approval, with "bulk" or "c" variance relief to Wal-Mart Real Estate Business Trust ("Applicant"), for the property located in the Township at 225-235 Ridgedale Avenue, Cedar Knolls, New Jersey 07927, which is identifiable as Block 1801, Lot 3 on the Township's tax map (the "Property"). The Resolution permits various site and building modifications to the existing Wal-Mart store, including signage and striping improvements throughout the parking lot to identify online pickup and delivery stalls, and the addition of new cart coral spaces, striped crosswalks, traffic signage, and pavement markings. The Board granted bulk "c" variance relief permitting, (i) a maximum improvement coverage of 81.99%, where a maximum of 75% is allowed; (ii) a total of 1,161 physical parking spaces, plus 16 bonus credits for EV spaces, for a total of 1,177 total parking spaces, where a minimum of 1,356 parking spaces is required; (iii) an total sign area for directional signs of ten (10) square feet for two banner signs and 7.75 square feet for 17 parking space signs, where are maximum of 6 square feet is permitted; and (iv) a directional sign height of 18 feet for two proposed pickup banners, where a maximum of 8 feet is allowed.
A copy of the Resolution and supporting documentation is on file with the Board at the Township's Municipal Building located at the intersection of 1000 Route 10 West and North Jefferson Road, Whippany, New Jersey 07981 and is available for review by interested persons during regular business days or hours, or may be obtained by contacting the Board Secretary. This Notice is given pursuant to the Municipal Land Use Law N.J.S.A. 40:55D-1 et seq.
