NOTICE OF DECISION
Pursuant to N.J.S.A. 40:55D-10(i)
PLEASE TAKE NOTICE that the Zoning Board of Adjustment of the Township of Ocean ("Board") did, on the 27th day of May, 2026, formally adopt a Resolution memorializing the action of the Board taken at its April 16, 2026 meeting granting Marc Sitt ("Applicant") approvals with regard to property known as Lot 12 in Block 62 as shown on the Official Tax Map of the Township of Ocean and located at 508 Palmer Avenue, Ocean, New Jersey ("Property"). The approval permits the demolition of the existing 2-story dwelling and all site improvements on the Property, and the construction of a new 2 ½-story dwelling, patio, driveway, and related site improvements.
In conjunction with the application, the Board granted Applicant bulk variance relief pursuant to N.J.S.A. 40:55D-70.c for:
Lot area of 5,095 square feet, whereas a minimum of 7,500 square feet is required. Lot width of 50 feet, whereas a minimum of 75 feet is required.Front yard setback to the steps of 28.56 feet, whereas a minimum of 30 feet is required.Rear yard setback to the steps of 29.01 feet, whereas a minimum of 30 feet is required.
PLEASE TAKE FURTHER NOTICE that the Resolution and materials relied on by the Board at the meetings of April 16, 2026 and May 27, 2026 are on file at the office of the Board located at 399 Monmouth Road, Oakhurst, New Jersey.
