NOTICE OF DECISION
Pursuant to N.J.S.A. 40:55D-10(i)
PLEASE TAKE NOTICE that the Planning Board of the Borough of Little Silver ("Board") did, on the 4th day of June, 2026, formally adopt a Resolution memorializing the action of the Board taken at its May 7, 2026 meeting granting Paul E. Savin and Helena Cabezas ("Applicants") approval with regard to property known as Lot 8 in Block 44 as shown on the Official Tax Map of the Borough of Little Silver and located at 7 Pirate's Cove Road, Little Silver, New Jersey ("Property"). The Property currently contains a preexisting nonconforming 3½-story single-family dwelling with deck, driveway, and related site improvements.
The approval permits construction of 2½-story additions to the existing dwelling, expansion of the existing deck, construction of a detached garage, additional driveway area leading to the garage, paver patio, planter beds, fencing, and related site improvements. In conjunction with the approval, the Board granted bulk variance relief pursuant to NJSA 40:55D-70.c for: lot area of 29,830 square feet, whereas a minimum of 60,000 square feet is required; side yard (southwest) setback of 20.51 feet measured to easement, whereas a minimum of 40.21 feet is required; rear yard setback to dwelling of 30.34 feet and to deck of 14 feet both measured to easement, whereas a minimum of 50 feet is required; and, detached garage located in a front yard, whereas detached accessory structures are not permitted in a front yard.
PLEASE TAKE FURTHER NOTICE that the Resolution and the materials relied upon by the Board at the meetings of May 7, 2026 and June 4, 2026 are on file and available for inspection at the office of the Board located at Borough Hall, 480 Prospect Avenue, Little Silver, New Jersey and are available for inspection during the Borough's normal business hours.
