NOTICE OF DECISION
Pursuant to NJSA 40:55D-10(i)
PLEASE TAKE NOTICE that the Planning Board of the Borough of Rumson ("Board") did, on the 2nd day of March, 2026 formally adopt a Resolution memorializing the action of the Board taken at its regular meeting on February 2, 2026 granting Rumson Market LLC approvals with regard to property known as Lot 1 in Block 47 as shown on the Official Tax Map of the Borough of Rumson and located at 101 East River Road, Rumson, New Jersey ("Property"). The Property is a corner lot with frontages on East River Road and West Street. The driveway into/out of the Property and its existing parking lot is off of West Street and is connected to East River Road via an access easement over the property immediately to its south, which property is known as Lot 2 in Block 47 and located at 103 East River Road.
The Property currently contains a 2-story building operating the Peach Pit (a youth community center / academic tutoring facility for school-aged children), parking lot with 9 spaces, associated signage, and related site improvements. The Board granted minor site plan approval to permit a change in use on the Property to now utilize the existing building as a delicatessen with related office and storage spaces. The approval further permits the refacing of the existing ground sign and building mounted sign, and the addition of trash cans.
In conjunction with the approval, the Board granted bulk variance relief pursuant to NJSA 40:55d-70.c for: 9 off-street parking spaces provided, whereas a minimum of 11 off-street parking spaces are required; and, two (2) identification signs, whereas a maximum of one (1) sign is permitted. The Board also granted design waiver relief pursuant to NJSA 40:55D-51 for lack of a 25-foot-wide landscape buffer strip abutting a residential zone.
PLEASE TAKE FURTHER NOTICE that the Resolution and materials relied upon by the Board at the meetings of February 2, 2026 and March 2, 2026 are on file at the office of the Board, located at 80 East River Road, Rumson, New Jersey.
