NOTICE OF DECISION
Pursuant to NJSA 40:55D-10(i)
PLEASE TAKE NOTICE that the Zoning Board of Adjustment of the Borough of Tinton Falls ("Board") did, on the 9th day of April, 2026, formally adopt a Resolution memorializing the action of the Board taken at its February 5, 2026 meeting granting 760 Hope LLC ("Applicant") approvals with regard to property known as Lot 12.07 in Block 115 as shown on the Official Tax Map of the Borough of Tinton Falls and located at 760 Hope Road (a/k/a County Route 51), Tinton Falls, New Jersey ("Property"). The Property is located in the Borough's R-2 Zone and currently contains a single-family dwelling and related site improvements.
The Board granted the following approvals:
Preliminary and final site plan approval to raze the existing dwelling and improvements, and to construct the following: two (2) flex space buildings of approximately 20,640 square feet and 10,295 square feet each in size which will contain up to 10 and 6 units of flex space respectively; an ingress/egress drive from Hope Road; internal drive aisles and sidewalks; surface parking lot with 69 spaces; masonry trash enclosure; signage; stormwater management facilities; lighting; landscaping; and, related site improvements.
Use variance relief pursuant to NJSA 40:55D-70.d.1 to permit the flex space use, which is not a permitted use in the R-2 Zone.
Bulk variance relief pursuant to NJSA 40:55D-70.c for:Building coverage of 20.3%, whereas a maximum of 10% is permitted. Lot coverage of 57%, whereas a maximum of 28% is permitted. Sixteen (16) tenant identification facades signs at 10 square feet each, two (2) building number identification façade signs at 10 square feet each, and one (1) monument sign at 24 square feet in area, whereas only one (1) nameplate sign not to exceed 2 square feet in area is permitted.
Loading spaces with depths of less than 30 feet, whereas a minimum depth of 30 feet is required.
Design waiver relief pursuant to NJSA 40:55D-51 for: providing a payment into the Borough's Sidewalk Capital Construction Fund in lieu of constructing sidewalks along property frontage; and, maximum illumination at property lines up to 0.8 footcandles, whereas a maximum illumination of 0.1 footcandles at property lines is permitted.
PLEASE TAKE FURTHER NOTICE that the Resolution and the materials relied upon by the Board at the meetings of February 5, 2026 and April 9, 2026 are on file and available for inspection at the office of the Board, located at 556 Tinton Avenue, Tinton Falls, New Jersey.
