NOTICE OF DECISION
Pursuant to NJSA 40:55D-10(i)
PLEASE TAKE NOTICE that the Planning Board of the Borough of Rumson ("Board") did, on the 4th day of May, 2026 formally adopt a Resolution memorializing the action of the Board taken at its regular meeting on April 13, 2026 granting Ivo Pascucci and Katie Ann Keenan ("Applicants") minor subdivision approval with bulk variance relief with regard to property known as Lot 12 in Block 99 as shown on the Official Tax Map of the Borough of Rumson and located at 35 Ridge Road (a/k/a Monmouth County Route 34), Rumson, New Jersey ("Property").
The approval permits the subdivision of the Property to create an additional building lot for a total of 2 lots (Proposed Lot 12.01 containing 13,246 square feet, and Proposed Lot 12.02 containing 13,439 square feet). The existing single-family dwelling and related site improvements will remain on Proposed Lot 12.01 (as modified below). The approval also permits the removal of a portion of the existing dwelling, the driveway, play area, paver patio, and portion of an existing walkway on Proposed Lot 12.01, and the construction of a new detached garage and driveway with a depressed curb cut. The approval further permits the construction of a new depressed curb cut on Proposed Lot 12.02. No other new construction was approved on Proposed Lot 12.02, which will remain a vacant building lot at this time.
In conjunction with the approval, the Board granted bulk variance relief pursuant to NJSA 40:55d-70.c for: Proposed Lot 12.01: Depressed curb opening of 22 feet, whereas a maximum of 14 feet is permitted. Proposed Lot 12.02: Lot width of 62.70 feet and lot frontage of 50.76 feet, whereas a minimum of 75 feet is required for each; and, depressed curb opening of 22 feet, whereas a maximum of 14 feet is permitted.
PLEASE TAKE FURTHER NOTICE that the Resolution and materials relied upon by the Board at the meetings of April 13, 2026 and May 4, 2026 are on file at the office of the Board, located at 80 East River Road, Rumson, New Jersey.
