NOTICE OF DECISION
Please take notice that the Borough of Haddonfield Zoning Board of Adjustment ("Board") has granted an application for development filed by CD Design & Renovation LLC regarding real property located at 130 Centre Street, Block 38, Lot 7 on the municipal tax map. The applicants propose to construct a 2nd story addition onto an existing 1 1/2 story residential dwelling. The property is located at the corner of Centre St. and E. Park Drive, surrounded by single family dwellings. The Board granted the following variances under the Borough Ordinance:
1. From 135-32D(2)(b), the minimum sude yard (one) setback is required to be 10ft. The existing North side yard (one) setback is 8.61ft. The proposed 2nd floor addition continues the non-conforming condition.
2. Per 135-32D(2)(a), the minimum front yard setback is to be determined.
a. An analysis has been submitted by the Applicant on the E. Park Dr. frontage. The calculated required front yard setback is 21.92 ft. and the Applicant proposes a front yard setback of 19.15 ft.
Be it further resolved that the approval(s) hereby granted are made subject to the following General Conditions applicable to this type of application. And be it further resolved that the approvals hereby granted are made subject to the following Additional Conditions of Approval, and as further detailed herein, at the time of the hearing(s), in the professional review letter(s) identified.
1. Applicant agrees to all comments, requests, and recommendations as listed in the ERI review letter dated July 7, 2025.
2. Applicant agrees to all comments, request, and recommendations as listed in the Historic Preservation Commission report dated June 11, 2025.
3. Applicant agrees to provide an engineered plan, with an engineered scale on a revised site plan on a manner acceptable to the Board Engineer.
4. Applicant agrees as a condition of approval to provide in a manner acceptable to the Board Engineer the front yard set back analysis on Center St., where the existing sunroom is 20.83 ft. from the property line.
5. Applicant agrees as a condition of approval that the proposed improvements will not cause any adverse drainage conditions on the PIQ or on any adjoining PIQs.
6. Applicant agrees as a condition of approval to provide in a manner acceptable to the Board Engineer the required detail for the proposed curb cut.
7. Applicant agrees that the board on board 6ft. fence is to be maintained in a manner acceptable to the Board Engineer, with associated planting of landscape/evergreen screening.
8. Applicant agrees that the air conditioning condensers will be placed on the west side of the property in a manner acceptable to the Board Engineer.
The Board approved this application on July 15, 2025, and its decision was memorialized in a written resolution that the Board adopted on August 19, 2025. A copy of the memorialized resolution is filed in the office of the municipal administrative officer. A copy is available to any interested party for a reasonable fee and is available for public inspection during municipal business hours.
