NOTICE OF DECISION
PLEASE TAKE NOTICE that upon the application of Janet Mazzeo and Michael Mazzeo (the "Applicants"), the Zoning Board of the Township of Winslow (the "Zoning Board") conducted a public hearing on August 13, 2025, at which time it considered and granted the Applicants' request for Bulk ("c") Variance Approval, and on September 10, 2025, considered and adopted a Resolution of Approval memorializing those Approvals, all related to a proposed driveway expansion on property located at 60 South Route 73, designated as Block 5005, Lot 1 on the Official Tax Maps of the Township of Winslow (the "Property"). The Property is located within the PC-2 Major Commercial District, where the existing residential use is recognized as a permitted pre-existing nonconforming use under the Township's Zoning Ordinance.
More specifically, the Zoning Board granted Bulk Variance Approval to allow the Applicants to pave a portion of the existing gravel / crushed concrete driveway and modestly expand its dimensions to improve internal site circulation and enhance vehicular safety. The newly paved driveway will connect to the existing paved driveway section, resulting in a horseshoe-shaped configuration designed to facilitate more efficient ingress and egress along the Route 73 property frontage.
The existing curbline opening, associated with the gravel portion of the driveway, is a lawfully pre-existing nonconforming condition measuring 18.7 feet in width and will remain unchanged. The proposed width of the paved driveway will vary between 24 feet and 46 feet, which exceeds the permitted driveway width range of 10 to 26 feet established by the Township Ordinance. No new driveway access points are being proposed.
Copies of the Resolution of Approval, Application, Variance Plan, and supporting documentation are on file with the Winslow Township Zoning Board Secretary, in the Winslow Township Municipal Complex, located at 125 South Route 73, Winslow Township, New Jersey 08037 and may be reviewed weekdays between the hours of 9:00 a.m.to 4:00 p.m.
